Hello everyone,
I would like to know what tips you can give me for a construction phase that is as stress-free as possible.
We are considering having the house built as a turnkey project to minimize stress. However, after talking to other homeowners, we have the impression that turnkey does not necessarily mean stress-free. I should also mention that we want to build using solid brick masonry, so not a prefabricated house.
Who has tips on how to build with as little stress as possible?
Thank you & best regards

How is it possible to save €120,000 on construction-related services? At a high hourly rate of €100, that equals 150 person-days. We handled it like Egon did. However, as bibo already pointed out, this requires a lot of trust.About 800 hours from construction helpers among friends and family (unpaid).
About 3,500 hours from me and my partner.
The exterior landscaping is still being completed. Therefore, currently about 12 hours per week of helpers and about 15 hours per week from me are still required.
I can only say it again: On a construction site, there are so many simple tasks that anyone can do. I wouldn’t even want to pay more than $15 per hour for labor for those.
Of course, this was anything but stress-free. But honestly: For the few trades we fully outsourced (I can count them on one hand), I was mentally more stressed than with the ones where I was personally involved.

Why should buying be more expensive than building? I don’t understand that.Because it’s less stressful... No, but you pay for everything that others often postpone in new builds (landscaping, terrace, carport, etc.).
Besides, most people tend to convince themselves that building a house will be as cheap as possible. You regularly hear that existing properties are way too expensive, so building is chosen to save money. In my opinion, this is a misconception.

Doing it yourself is less stressful, and a cosmetic flaw doesn’t really matter because you can say you did it yourself.
When you pay 50 EUR/hour for a specialist company, every cosmetic flaw causes stress.

Furthermore, there are many tasks where you won’t see the results afterwards. Especially in those cases, you need to be very careful if you don’t do it yourself.
No one can convince me that a profit-driven company, for example, insulates the floor under the underfloor heating as meticulously as we did.
But if you want to keep it stress-free, of course you shouldn’t look too closely at those things.

About 3500 hours from me and my partner. That’s over 400 eight-hour days, more than two full years. How long did your build take? :O
In that time, I alone would have earned the equivalent of 120k gross—and I wouldn’t have lifted a finger on the construction site. But I did do a bit myself: laying floors and painting interior walls. I’d estimate the savings from this at under 10k.

If you pay 50 EUR per hour for a specialist company, then every cosmetic defect leads to stress. I see it differently. Every cosmetic defect then counts as a deficiency. Anyone who finds dealing with defect claims too stressful should reconsider whether building is the right choice for them.
