What would you do differently in your next house build? (For us, there won’t be a next time, but I think beginners can benefit from our experience.) Please stay on topic and avoid lengthy discussions (feel free to start a new thread for that)!
I’ll start:
* Electrician: A network connection in every room isn’t necessary; nowadays everyone uses Wi-Fi, which is perfectly sufficient.
* Us: OK, then we’ll install one network connection per floor where the TV is going, you have to save somewhere.
* Result: At the network outlet, we get 50 Mbit/s, Wi-Fi with a repeater around 20, sometimes only about 5, Powerline adapters around 25. It’s enough for me, but the kids are disappointed. I followed all the usual advice.

Hello Andreas,
great detailed report!
A few questions.
What do you mean by having the house painted and saving 2-3k?
Having it painted usually costs several times more, doesn’t it?
Is 25,000 euros common for ventilation and exhaust systems?
My builder offered something for 9,000 euros.
Which interior doors did you choose?
Prüm?
Good luck

We also initially planned to do the painting ourselves, but due to time constraints, we ended up hiring a company. It cost 6000€ for the entire house, including fleece wallpaper on concrete ceilings, Q4 filling and sanding of all the walls on the ground floor (living rooms, kitchen, hallway, etc.), and painting everything with silicate paints, covering about 600m² (6458ft²). Just the painting alone was around 3-4000€, so what Andreas says seems realistic when you consider removing it from a general contractor (GC) contract and the enormous effort involved for non-professionals.
A central ventilation system is not the same as just any ventilation system. We also received offers for around 20,000€, but by doing part of the work ourselves, the cost was about 7,000€, plus the geothermal heat exchanger, which we had installed by specialists.

Hello,
The discount for doing the interior painting ourselves was around 4,000 € for our friends. But you still have to buy paint and materials, so in the end, they saved less than half of that. It’s hardly worth the effort.
The 25,000 € was the price the general contractor wanted, but the designer (from whom I later bought the parts and who offered some of the lowest prices online) quoted around 17,000–18,000 € including installation. The tradespeople really charge a lot because almost no new house can be built without ventilation nowadays. So they can basically name any price they want, since you often need a controlled residential ventilation system to meet energy saving regulations. (Not always, I know, but for example, with a gas heating system it’s hardly possible without.)
For us, the pure material costs for the ventilation were about 7,000–8,000 €, plus about another 1,000 € for the ground heat exchanger (which I had the builder install at the same time since they already had the excavator on site), and a little extra for the plumber because he had a slightly increased workload when installing the floor insulation and underfloor heating. Altogether, it was about 9,000 to just under 10,000 €.
The doors were Jeld-Wen "Lombardo 2810-3", which we got for about 180 € each.
Best regards,
Andreas

There is no internet connection in the separate conservatory. It’s annoying at a party without a connection for music. My generation still remembers offline storage media for music – CDs, DVDs, etc.

No power outlets in the window recesses; better somewhere below. I can’t really see how power outlets in window recesses wouldn’t get in the way of opening the windows; and why would you need them exactly there?
