Hello,
my tenant sent me the following photo from my basement apartment. Apparently, there are moisture problems.
This concerns an exterior wall.
What is the correct procedure here (four-family house with four owners)? Should I first hire a building expert at my own expense to determine the cause (it could also be due to incorrect ventilation, etc.)?
How would you proceed in this situation?

Your tenant would be very poorly advised to sign that. And what would motivate him to agree to an additional contract? You can try, of course. I estimate that he will do it. He already feels very uncomfortable because the expert told him that it is probably his fault and that he cannot understand why the furniture is still against the wall, why he is drying laundry there, and so on and so forth...

I suspect the insulation is insufficient or defective. That’s why there is increased mold growth in the corners and near the floor. What else can I do besides having the area excavated and inspected? Should I have it done again by a different company? They already cornered me with the report against the property management.

Steffen802 Oct 2017 21:15blablabla...we have been drying laundry indoors for years!!!! And after showering, I like to leave the bathroom door open and the window closed! because the air (especially in winter) then feels pleasantly humid... AND WE DO NOT HAVE ANY MOLD!!! never had any! Furniture is also placed against exterior walls.
The conclusion of the report is simply nonsense and not worth a cent!! But go ahead and let yourselves be fooled

So, laundry is dried outside, or in a drying room, or in something called a tumble dryer. Not me. Some goes in the dryer, but after that I still need to ventilate. The rest is hung normally to dry inside the house. Always have done it this way. I basically keep the windows open all summer, day and night. And never (!!!) had any mold.
The insulation might still be intact—but obviously not sufficient. The walls must be far too cold, otherwise the moisture wouldn’t condense there like that.

But first of all, it would be necessary for an expert to even suggest this as a viable option.
