Hello everyone,
we are considering a plot of land with an area of about 650 m2 (7000 sq ft). However, it is not yet developed. What costs should we expect for connecting utilities and infrastructure? The plot has an “L” shape. Unfortunately, it has a slope of about 3 m (10 ft). We plan to level the land (no basement planned). What options are available for this?

If you want to know for sure, ask your local municipality, as they can provide you with the most accurate information. Since I am from Bavaria, I can’t really give even a rough idea of how this applies or is calculated in your area.

Regarding construction without a basement, depending on the location, it is of course possible to raise the ground level. On the plot I recently purchased, the previous owner adjusted the land when building the neighboring house. However, the sloped side still needs to be stabilized. The height difference was about 2m (6.5 feet).

It depends: How far is the nearest public road? How far is it to the closest electricity grid, water supply, and sewer connection? Where are the telephone and internet available? Possibly gas as well. The answers will give you an initial idea. You will get more accurate information by contacting your local municipality or the respective utility providers (municipal utilities, telecom company, etc.).

Basically: you can build up the ground, excavate it, or find a middle ground. Everything must be coordinated with your neighbors and possibly with the local zoning plan or regulations. Generally, you are only allowed to build up soil to the extent that you maintain the required setback distances (you cannot build a wall directly on the property line against your neighbor). Hello everyone,

thank you very much for the initial responses.

If I understand correctly, I am not allowed to level my plot just by using angle stones if the neighbor’s property borders directly. Even if the neighbor agrees, do I still need to ask the local authority in advance?

Regarding water, electricity, and other utility lines, it does not matter how I build up the ground, right?

No, you are not allowed to level your plot of land just as you please – with or without neighbors involved. You need permission from the relevant building authority or planning department.
