Hello everyone,
we are considering a plot of land with an area of about 650 m2 (7000 sq ft). However, it is not yet developed. What costs should we expect for connecting utilities and infrastructure? The plot has an “L” shape. Unfortunately, it has a slope of about 3 m (10 ft). We plan to level the land (no basement planned). What options are available for this?
Thanks in advance.

Ok, thank you very much.

Can I get this information before I buy the plot? I will make the purchase dependent on it...

Sometimes or often... no idea, that’s how it was for us... there is also something about grading and slopes in the development plan...

You can access this information already now.

No, you cannot simply level your plot of land as you like – with or without neighbors. You need permission from the relevant building authority.

Yes and no. In most development areas with a land-use plan, there is usually a specification of around 50cm (20 inches) or 1m (39 inches), allowing you to raise, lower, or level the land within this tolerance without an additional or explicit application. However, this applies only to the overall adjustment – local fill or excavation areas are treated as separate components.

The planned height levels must be shown in the building application, and then it is acceptable.

If no specification is found in the land-use plan, the applicable state building code applies, which is the next highest legal authority.
