Dear community,

We plan to start building our house next year and have a floor plan that we actually like quite well. However, we want to gather as much feedback as possible to include other ideas or opinions regarding our project and possibly improve it further.

Topic: Development plan:

Plot size [/B]- 1,500 m² (16,145 sq ft)
Slope - northeast-facing slope, road above to the south
Building class - Building class 2, maximum height 8 meters (26 ft)

Topic: Homeowners' wishes:

Style, roof shape, building type [/B]- mono-pitched roof (not mandatory)
Basement, floors - basement makes sense technically and cost-wise due to the slope, and is also desired
Number of occupants, age - 2 persons (~30 years old) and 1 child (~1 year old)
Space requirements on ground floor (GF), upper floor (UF)
Office: [/B]possible self-employment of the partner
Balcony, roof terrace - not desired due to cost and the fact that it probably wouldn’t be used very often
Garage, carport - carport due to cost considerations

Planner: planner from a construction company

Personal budget limit for the house, including fittings:
We will initially furnish our house (except kitchen and bathroom) provisionally with old furniture we already own and gradually furnish it later, but I would say including basement ~ 400,000 - 450,000 €

Preferred heating technology: air-to-water heat pump

Desired floor layout:

Basement floor – possible sauna later, party room or cool living space for summer, storage room – accessible at ground level from the garden on the north/northeast side

Ground floor – kitchen/dining area, living room (separable from dining area by sliding door), office (sometimes hosting larger groups of 3-5 children), WC (with shower provision), wardrobe, stairs to upper and basement floors not located in living area, storage room

Upper floor – parents’ bedroom, 2 children’s bedrooms, bathroom, separate WC

A few measurements would be important, including the distances to the property boundaries. Views would also be helpful.

What does building class - building class 2, maximum height 8 meters refer to?

Location plan image ... where did you get it from? Is it allowed to use it? Otherwise, it’s best to contact one of the moderators to have it removed.

Here are some observations:
  • The staircase looks relatively narrow.
  • Kitchen ... try to furnish it, for example with tall cabinets for the oven and refrigerator. Question here is, does the pantry need to be there? You have a basement.
  • Why is there a storage room on the ground floor?
  • The carport right in front of the main entrance looks quite tight. Why not move the carport closer to the street? Then you wouldn’t need such a long driveway (paving, snow shoveling, etc.).
  • The tool room behind the carport should probably be more conveniently accessible from the garden side. But there might be a slope there first — right? What kind of equipment are you planning to store? What about bicycles?
  • Upstairs – I don’t find the bedroom very well planned yet; the children’s rooms are okay.
I wonder if the space distribution could be adjusted a bit more, with the upper floor slightly larger and the ground floor smaller. Then there would be room upstairs, for example, for a small storage room at least for the vacuum cleaner and cleaning supplies, perhaps even for a washing machine and dryer.

All doors are 80cm (31.5 inches) [78cm (30.7 inches)?].
Dimensions are missing.
A 26cm (10.2 inches) tread is borderline for a half-turn staircase.
Possibly a dark hallway on the ground floor.

How will the double bed and wardrobes be brought up to the sleeping level? The staircase looks too narrow, tight, and steep. The clear width should be at least 100cm (39 inches) for straight stairs, and even wider for spiral or winding stairs. This makes it easier to maneuver furniture, laundry baskets, etc. around the corner.

With the pantry, the kitchen is hardly furnishable – it needs to be removed, and it’s not really necessary anyway. That will also make the furnishing easier.

80cm (31 inches) doors? For the living area, they should be at least 90cm (35 inches), and the front door preferably 100cm (39 inches).

The aerial image came from the "Nö Atlas" and is freely accessible to anyone, so I do not expect this to be a legal issue.
