Hello everyone,
Before I create a detailed post here, I would like to take a closer look at my plot of land. I also want to approach the group of people I am pitching my project to with some groundwork already done.
Basically, I am preparing a project pitch for a group of architects, bankers, and construction professionals. It concerns the development of a 4000 sqm (around 1 acre) area designated for infill development. My family has been saving for two generations to finance and rent it out, and now it's my turn to carry out the project.
What I’m looking for is software to plan multiple houses on one plot, based on the data from the zoning plan / development plan, and generally to be able to quickly create 1–2 layout variants. For example, one plan with three single-family units, another with semi-detached houses, etc.
Which software is suitable and usable for beginners in this context? What I’ve found so far is either professional architectural software (which is beyond my needs) or tools designed for planning just a single house (but I have more than one to design).
I am not good at drawing, especially as an IT professional.

I used Floorplanner 3D for my single-family house. It’s a good tool to experiment with and get a sense of the design without needing an architect right away.
Positive points:
- Easy and intuitive to use
- Quick results
- Most features are free. Once you’re familiar with it, you can spend a few euros to make things easier.
- Suitable for modeling a house.
Negative points:
- Multiple objects on one plot are not possible. You can only save multiple floor plans.
- Exporting detailed drawings is not really possible.
- Precise measurements are not achievable.
Once we were generally satisfied with the floor plan, we reverted to traditional paper drawings to plan in more detail. In the end, the architect simply redrew the plans.

Since this is just for a pitch in the context of an introductory meeting with architects and banks from my network, exact precision isn’t crucial. My goal was to put an idea of the scale on paper, reflecting the adjacent floor area ratio (FAR), plot ratio, lot sizes, and parking spaces.
What I want to make clear in the pitch is that this is not a single-family house with a granny flat, but that we intend to do something more substantial.
We will now have our sketch refined by a technical draftsman from $somewhere via Fiverr, and then we’ll have material for the presentation or pitch.

And if you just come to me with something like that, I listen briefly and then send you away to come back with a “proper” plan (areas, costs, revenues – in other words, a thorough developer calculation).
