Hello,

I have been offered a very small building plot measuring approximately 9.5m by 19.5m (31 ft by 64 ft), with a maximum eaves height of 7.5m (25 ft). The plot is located in Baden-Württemberg, near Pforzheim. The adjacent plot is still available and belongs to the neighbor, who is using it as an extended garden.

Over the past few weeks, I have researched several prefab house suppliers. The house should be one-and-a-half stories and about 100m² (1,076 sq ft) in size, so quite small.

I can handle the floor coverings, tiling, painting/wallpapering, and doors myself. I would prefer a KfW 55/40/Plus standard.

No basement, since the site is 50m (164 ft) from a river. My special requests are just a walk-in shower and maybe an additional roof window.

However, I want to stay within a budget of around €300,000, otherwise financing will be difficult. Here is my budget breakdown:

€190,000 for the house including the foundation slab
€50,000 for additional construction costs
€60,000 for the land
---------------------------
€300,000 total

The only supplier offering a house in this price range is Danwood.

Do you think I could achieve this with an architect-designed house as well?

Can you recommend any other suppliers?

Using the forum search terms "Ohnekellerer," "Mitkellerer," or "Doppelhaus 11ant" will also provide plenty of reading material. In short: I generally recommend coordinating closely with the owner of the other half, preferably using a shared designer or architect (which does not necessarily mean mirror-image houses). Every point where the profiles of the two halves differ along the shared wall is potentially a critical issue. It’s especially problematic if the first builder constructs without a basement and the second decides to include one. Having one build with solid construction and the other a prefabricated house is comparatively easier to manage. But overall, semi-detached houses managed by two individual owners are a project type for which you might wish a voodoo curse upon those involved. From many perspectives, this kind of project is really only suitable for housing developers. For first-time builders, it is a monumental challenge.

Is it actually a semi-detached house plot, or are you just assuming that because of the width? Otherwise, a plot this narrow might simply be impractical to build on, since outside of Tokyo it’s rare to find architects experienced in designing houses only 4.5m (15 feet) wide.

Hello,
there is already a development plan in place. The other building plot belongs to someone who is basically the neighbor using it as a garden and does not intend to sell or build anytime soon. This means if I were to build, I would be the first, and no one else would be building there.
If anyone does build at some point, it will most likely be without a basement, since the plot is about 50 meters (165 feet) from the Nagold River and flooding can occur.

In Baden-Württemberg, a 2.5-meter (8 feet) distance from the neighbor is required, meaning a house width of 7 meters (23 feet) is possible, which I think results in a sensible house design.

Any recommendations for affordable providers?

So you’re talking about roughly €1,900 per m² (about $180 per sq ft). That is basically impossible—unless you buy a shell house and do a lot of the work yourself.

It is a semi-detached house, and I have to build up to the property boundary on one side. So, 9.5m (31 feet) minus 2.5m (8 feet) equals 7m (23 feet).
What would be a realistic price expectation? I can definitely do some of the work myself, as mentioned above.
