Hello, dear forum members,
We are considering buying a plot of land that has about a 6° slope from the street at the top to the neighbor’s property at the bottom, with approximately a 3-meter (10 feet) height difference.
We are relatively inexperienced in this area. Has anyone planned or built a house on a similar plot? What options are available?
What is the most cost-effective solution, and how much extra cost can we expect compared to a flat plot?
We want to build a townhouse on this land, preferably without a basement, roughly 140 square meters (1,500 square feet).
Best regards

For the square alternative villa, that means a height difference of one meter (3 feet 3 inches). It is still possible to build without a basement in this case, but it costs about half as much as building one, and the result is hardly attractive.

Build according to the shape of the plot rather than making it square. The additional costs are minimal. Besides, you save on the usually wasted circulation space often found in square houses.

With a non-square detached house positioned with its eaves facing the mountain side, the height difference along the depth of the house would naturally be smaller.
