ᐅ Single-family house with a secondary apartment – Which company should we choose to build?

Hello,
we (Hannes 23 & Denise 23) have decided to build a house within the next one to two years.
After some consideration, it was clear that it should be a single-family house with a granny flat for my mother-in-law.
The house will have 1.5 stories with a knee wall of at least 140cm (55 inches).
The granny flat will take up part of the ground floor, while the main apartment will occupy the rest of the ground floor and the entire upper floor. A basement would be desirable, but it must be a waterproof concrete basement (known as a “white tank”).
We already own a plot (flat building land, partially developed with water and sewage… electricity, gas, and telecommunications connections nearby at a maximum distance of 5m (16 feet)).
After days of going through catalogs, phone calls, and a visit to the model house park Hessdorf (Erlangen), we are quite overwhelmed.
The only real advice we received was from Schwörerhaus & Fertighaus Weiss, but unfortunately both are too expensive.
Are there any recommendations for suppliers in the area and experiences with approximate prices we should expect?
Prefab construction or traditional masonry is not important at this point.
We would like to contribute with some work ourselves, such as painting and flooring.
For heating, tiling, and electrical work, we have good contacts who are self-employed and would offer us a "friend discount."

The plot measures 22 meters by 120 meters (72 feet by 394 feet) and is completely flat building ground. However, if we decide to have a basement, a waterproof concrete shell (“white bathtub”) will be required. The zoning plan does not impose any restrictions. We would like to build a house with a gable roof (approximately 30° pitch). Each dwelling unit will have a separate entrance.
The secondary apartment should be around 50 m² (540 sq ft). It will include one bedroom, a bathroom, a kitchen with storage room, and a living and dining area.
The main apartment should be about 130 m² (1,400 sq ft). On the ground floor, a guest toilet, kitchen with storage room, and living and dining rooms are planned. The upper floor will have the master bedroom with walk-in closet, two children’s rooms, and a family bathroom.
A carport will be included in the plans. There will be a small terrace for the secondary apartment and one for the main apartment. These terraces will be built as a DIY project.

Thank you for the initial information. That is enough for us in the north for a 130-150 sqm (1,400-1,600 sq ft) house including additional construction costs...

So, 180 m2 (1,937 sq ft). Even with a rather simple finish, it will cost at least 300,000 (300 TE), with no upper limit. Plus additional costs (connections, building permits/planning permission, earthworks, drainage, cistern, etc.) of at least 30,000 (30 TE)—often significantly more, as you only know for sure after a soil survey and specific quotes—and maybe 20,000 (20 TE) for the foundation slab. I would forget about a basement altogether.
Plus the driveway, fence, and entrance platform. All of this also costs materials and equipment!
So, for this size, you need at least 50,000 (50 TE) more, ideally 100,000 (100 TE). And you still have to be able to say "no" very, very often during construction and fittings. For example, use a gas boiler, simple roller shutters, no corner windows, no laundry chute, no Villeroy & Boch products, simple tiles, etc.
Do you already have a soil survey, or can you ask the neighbors about this?

We are currently having an offer prepared by Massa Haus for the Lifestyle 34 model without a basement, with a shell construction price just over €110,000 (about 110,000 euros). It should be possible, purely based on the estimates, right?
Loan €300,000 (about 300,000 euros) + equity €50,000 (about 50,000 euros) for additional construction costs.
