ᐅ Rental Apartment – Uncertainty Regarding Installed Decentralized Ventilation Systems

Hello everyone,

We are currently interested in renting an apartment in a newly built property. During the viewing, we noticed “slots” above the windows (see attached photos showing both interior and exterior views). According to the owner, these are decentralized ventilation units. The heating system includes a heat pump located outside the building. The owner hasn’t provided more information so far, so I would appreciate an assessment here.

From my research, I have only found decentralized ventilation systems that have either a rectangular or round shape on both the inside and outside walls. However, in our case, only these “slots” are visible from the inside and nothing can be seen from the outside. It almost seems like these are not decentralized ventilation units at all, which could mean that the owner himself is not exactly sure what was installed in this new building. Naturally, that raises some concerns.

I know that a single photo isn’t much to go on, but unfortunately, this is all we have at the moment. Perhaps someone in this forum can still identify what kind of ventilation system (or whatever it might be) this is? For example, we are also wondering if there is a summer bypass integrated and whether we could control the ventilation ourselves to avoid warm air being blown into the apartment during the summer.

Why shouldn’t it fit? Even today, you can still use window ventilation without heat recovery. The entire concept has likely been calculated by an energy consultant. If one aspect isn’t ideal, other measures can compensate for it elsewhere.

I completely agree with @hanse987.
What doesn’t make sense? Of course, there are advocates for controlled mechanical ventilation systems with or without heat recovery in a house. I am also a supporter and have one in my single-family home. However, there are plenty of builders who do it differently, sometimes opting out of a central ventilation system. Whether that makes sense or not is not the point of this discussion. Some follow a certain philosophy, others have their own approach.
The purpose of ventilation is simply to provide fresh air and prevent mold.
They’re all “low-energy houses,” but that term doesn’t really say much.
If I invest in a condominium to rent it out, I weigh comfort against costs. What is essential, what is optional, and where can I save money?
I think you might be expecting too much. I also suspect that you might misunderstand or overestimate the benefits of heat recovery. It is not a substitute for a heating system.
