ᐅ Rental Apartment – Uncertainty Regarding Installed Decentralized Ventilation Systems

Hello everyone,

We are currently interested in renting an apartment in a newly built property. During the viewing, we noticed “slots” above the windows (see attached photos showing both interior and exterior views). According to the owner, these are decentralized ventilation units. The heating system includes a heat pump located outside the building. The owner hasn’t provided more information so far, so I would appreciate an assessment here.

From my research, I have only found decentralized ventilation systems that have either a rectangular or round shape on both the inside and outside walls. However, in our case, only these “slots” are visible from the inside and nothing can be seen from the outside. It almost seems like these are not decentralized ventilation units at all, which could mean that the owner himself is not exactly sure what was installed in this new building. Naturally, that raises some concerns.

I know that a single photo isn’t much to go on, but unfortunately, this is all we have at the moment. Perhaps someone in this forum can still identify what kind of ventilation system (or whatever it might be) this is? For example, we are also wondering if there is a summer bypass integrated and whether we could control the ventilation ourselves to avoid warm air being blown into the apartment during the summer.

For me, this is a window ventilator integrated into the exterior shutter box, similar to a window rebate ventilator. There will be one or two exhaust fans somewhere in the apartment. This is the cheapest solution to ensure a minimum air exchange without user intervention.

Hello hanse987, thank you for your feedback. Would you then also assume that there is no heat recovery integrated and that the airflow is not adjustable?

That’s what he wrote, yes. I agree with that.
Ventilation is ensured, but there is no additional technical comfort.
However, I don’t see that as necessary in a rental apartment or investment property either. Tenants usually don’t want to pay for such an investment.
You won’t notice anything negative from the "ventilation," just like with window rebate ventilation.

I don’t quite agree. A mechanical ventilation system with heat recovery significantly contributes to energy savings. A window frame vent combined with exhaust fans means cold air comes in and warm air goes out.

The house is a low-energy building with triple-glazed windows. Installing ventilation systems that allow uncontrolled cold air to enter the home in winter somehow doesn’t fit with this concept. We will try to get more information from the owner.
