We are considering purchasing a plot of land with a width of 28m (92 feet) and a depth of 68m (223 feet).
The building footprint is about 40m (131 feet), and on the right side there is a multi-family house approximately 6m (20 feet) from the property boundary. On the left side, there is a ditch and then an agricultural access road.
According to the district authority, it is allowed to build two houses, but not one behind the other. Our question now is how to optimally position a bungalow and a single-family house on the plot.
We do not want a townhouse or a multi-family building. The plots can be divided, but I don’t think that would make sense. We want to have a carport for the bungalow and, for the single-family house, a garage or outbuilding (thinking about 6x10m (20x33 feet)).

This is basically just a calculation exercise. If you divide the plot, each would have a width of 14m (46 feet). After subtracting 3m (10 feet) for boundary setbacks, each house could only be 8m (26 feet) wide. However, I'm not sure if the 3m (10 feet) setback also applies to the agricultural access road. In theory, you could build closer to the boundary with the multi-family house if the owner agrees. But why would they?

My concern is the positioning and the size of the buildings.
I forgot to mention a few things: Does it make more sense to build a bungalow square or rectangular? The house is basically intended to be senior-friendly. The detached house is for a family with two children, and both houses should have separate driveways.
Is it perhaps possible to build one behind the other by some trick?

Please include an official land registry extract and the basic conditions of the zoning plan in the discussion; otherwise, it will remain guesswork in the dark.

Best regards There is no zoning plan. This is the middle plot. The old house will be demolished.
