We are interested in a property being sold without interior finishing. This means the exterior facade, roof, etc., are included. The house was originally planned with a basement, but this has now been removed and will not be built.
There is an energy report (forecast) for the house, which was created before construction started based on the initial plans. It details the expected annual energy demand of the house broken down by heating, hot water, etc. The report is about 50 pages long and seems quite detailed to me as a non-expert.
However, this report also considered the basement that will no longer be built. To my knowledge, a new report has not yet been made. My question is how the removal of the basement affects the house’s energy demand. Obviously, the total or absolute demand will decrease, but what about the relative demand per square meter? Will it increase, decrease, or stay the same?
What is generally the reliability of such reports? Are the theoretical values provided there fairly accurate?
A brief info about the house:
190 m² (2,045 sq ft) living space (2 storeys)
Flat roof
The planned basement was 90 m² (970 sq ft) in size
