Hello experts.
A house that was built solidly three years ago (without insulation) is up for sale.
The house is equipped with an air-to-water heat pump as well as a fireplace. There are no solar thermal or photovoltaic systems.
Heating is provided by the air heat pump and the fireplace, and an energy performance certificate is available. The values have varied somewhat over the three years, but well.
The seller gave me the invoice for the heat pump and the underfloor heating yesterday.
How can I tell if this is a "good" energy concept?
Before I buy, I want to make sure I’m not getting into a money pit.
Do I possibly need the exact external wall thickness (which type of masonry), roof insulation, window specifications, etc. for that?

I’m so glad we went with gas. Just for comparison: same wall construction, 200sqm (2,150 sq ft) of heated space = 50€ per month.

You can buy a house, but the risk is that the underfloor heating, as already mentioned here, was installed poorly. You can adjust the pump, and there’s probably still some improvement possible. The question is how much... above all, you need to have the patience to learn how it all works. Heating curve, flow temperature, and a lot of patience will then be your best friends.

The real estate agent says that this electricity bill includes both the heating costs and the hot water costs. So, the total wouldn’t be that high :-)

No. Since it’s under the screed, incorrect installation just means the loops could be spaced closer together. If there are larger gaps, the heating system will simply need to work a bit harder. That’s not a problem, it just uses more energy.
The question is, since you’re focusing so much on the technical details like a typical man, does the house otherwise meet your expectations in price, location, and features? Then this heating system is just the compromise you have to accept. The wall construction is up to date. Karsten

Sorry, but incorrectly installed would mean the spacing is too wide. This means the heat pump has to provide a higher supply temperature, and heat pumps operate extremely inefficiently under these conditions. Fixing this would require significant effort.
Hot water is only an excuse if the system has a circulation loop that provides 60°C (140°F) hot water 24/7.

Maintenance contracts that include settings adjustments and fine-tuning can be arranged for heat pumps just as for gas heating systems. Alternatively, you can have a professional come once to perform these tasks (if the company that installed the system does not have the necessary expertise).
There is no need to devote more or less time to maintenance than with other heating types. However, it is advisable to choose a skilled trades company whose professional training did not end at a master trade school 40 years ago.
