ᐅ Positioning the House/Garage – South-Facing or West-Facing Garden?

Hello!

After a long search, we have found our plot in a new development area.
The plan is for a two-story house without a basement, with 200 m² (2,150 sq ft) of living space, and either a double garage or a carport/garage combination.
The plot size is 685 m² (7,375 sq ft) with a floor area ratio of 0.3.
Light green shows our plot with the marked setback areas. The north arrow is included.

I prefer to place the garage along the northern boundary and orient the house lengthwise to the street, locating the garden on the west side.
Alternatively, the house could be rotated so that part of the garden lies on the south side.

Any opinions? Did I forget any necessary information?

Uhm, I don’t quite understand the orientation of your house. Is the drawn floor plan aligned to north? Also, just go ahead and mark what you want to do.

This would be my preferred position, with the garden facing west.
A north arrow is shown at the top. In the second image, I have aligned the plan to north, and in the third, I sketched the house position with the garden facing south.

The more I think about it, the more I prefer the south-facing option. Natural sunlight throughout the day in the living areas and on the south-west terrace. However, I see a downside in the terrace being oriented toward the street running along the south side (30 km/h zone) and the fact that in about 8 m (26 feet) you will be looking at the neighbor’s garage or fence.

How about landscaping the garden there? Hedges and shrubs are said to provide both visual and noise protection... after all, none of us really live alone in the world 😉
