Hello everyone,

First of all: I don’t have any questions about the house floor plan itself yet, but only about the plot at this stage. The detailed planning of the house will come later, and then I will definitely return with a fully completed questionnaire. 🙂

We all agree that we want a rectangular shape with two stories (about 180 sqm (1,940 sq ft)) and a double garage.

We have reserved a building plot in Brandenburg that is 957 sqm (10,300 sq ft) in size and definitely want to buy it. The purchase contracts will be signed early next year, with the notary appointments at the end of Q1. Construction will start at the earliest in mid-2022, but later for us since we will live in our current rented house until the end of 2023. The small town itself announced the building plots.

Development work in the construction area will begin soon, and the contractor wants to know, among other things, the preferred location of the driveway.

We are still uncertain here. In the attached site plan, we only changed the position of the house and garage as we imagine it, to keep as much south- and west-facing area of the plot free as possible. The driveway location was given or suggested and is situated in the corner. This is certainly not a bad position for access to the plot. However, what about the sliding gate? When opening, it would slide 3–4 meters (10–13 feet) onto the property instead of sliding along the fence. Would it perhaps make more sense to move the driveway to one of the two legs of the right angle instead?

And in this case, would it be smarter to place the garage next to the house toward Plot 1 and shift the house accordingly toward the south?

Your question cannot be answered in a general way, as it largely depends on the house design: the driveway should be located so that you have a short route to the car spa. Placing it directly in the corner is not ideal in many cases, as it can at least partially split the property. I’m not deeply familiar with the topic, so here comes a possibly naive question: why is the position of the driveway crucial for utility connections? I assume this concerns utilities – they should be as close as possible to the house. So if you are already certain, then place it on the leg of the plot towards property 1. In general, I recommend getting in touch with a planner quickly, who can suggest practical placements for the house and the double garage (does it always have to be a double garage?).

Regarding your "gate question": first of all, you are not required to build a gate. To avoid the sliding gate problem you described, a swing gate could also be an option.

About the general planning: you mentioned construction will start later for you. Still, I advise you to begin planning as soon as possible, since you then have the luxury of comparing offers over a longer period – which can be especially beneficial in today’s market (also in Brandenburg).

Is it your construction company or the one responsible for the entire development? I assume the latter? In that case, they should have the plans. However, it could also be fine-tuning, like the angle of the driveway and so on. Has any paving been done there yet? Are utilities like electricity already connected? Does the question relate to that? What exactly is this company doing? Why are they asking? What do they plan to do? How far along are they in the development? Are they just asking formally?

Whether that is possible, you should ask at the appropriate authority. I find the position of the driveway reasonable (I assume it is intentional that the driveways are not placed at the very edge of the lots), but of course not everything is always feasible.

Definitely not. I would consider that unwise. I would have the funnel shape adjusted—in particular, widen the right-hand side of the driveway more towards the east. However, this only becomes relevant once the paving is being done. Tip: have the corner itself paved; otherwise, you will always have a triangular area of driveway visible. As for your idea about lot 1, that would rather prevent you from having a pleasant orientation of the living areas—unless you want to position the garage on the west side.

Forget about that. It won’t work out 😉 But there are also pedestrian gates. You can also live quite well without one 😉

Where is this site plan excerpt from? (I assume it is from a real estate marketing brochure?)

We do not know the actual zoning plan, but at least its land use template would be helpful to assess the initial ideas regarding the building structures. Is that supposed to be a raised pavement there, which is shown in dark gray in the drawing, intended to decorate the curve?

I also assume that B1/S1 is the reference point, and that your ground floor level is planned to be between +0 and +0.5 meters (+0 and +1.6 feet) measured from its height?

The drawing suggests—although we don’t know which changes you have made—that the ridge directions / building axes might not be fixed (?)
