Hello everyone,

often it’s the small details that ultimately have a big impact on the quality of life and are easily overlooked during the planning phase. What small details should definitely be considered when planning?

For example, a towel radiator for the bathroom—is it practical or not?
Or a central switch for the electric shutters—is that useful or unnecessary?
Should conduits for the air conditioning system be included in the plans from the start or not?

I’m sure you have many more ideas that homeowners should think about already during the planning stage.

We have a similar house lighting. It’s nice to come home from a fire brigade ball in the dead of night and see only one light—that of your own home. Wonderful. Whether the neighbors mind doesn’t bother me at all. They still have their Christmas lights in the front yard, which doesn’t bother me either.

Much of what has been said here otherwise seems completely unnecessary to me. All the technology, the roller shutters, and especially the alarm systems.

But two outdoor faucets and two to three outdoor power outlets are a must. Karsten

Are air conditioning units still necessary in the upper floors of new single-family homes today, at least in those that have a central ventilation system installed? Possibly cooling through the underfloor heating system?

Especially without a proper chilled ceiling or a standard air conditioning system, a modern energy-saving regulation house tends to be quite warm in the upper floor during summer. Cooling through the underfloor heating system is more of a marketing gimmick.

Well, 6 kW cooling capacity from passive cooling is not insignificant. However, thermal insulation is more important. Exterior shading helps a lot.

What kind of houses does this main contractor always build?

Because you said floor-to-ceiling windows are not standard...

I build with solid construction and plan the house with the architect... the size, shape, where to place which floor-to-ceiling windows, open gable or not, ceiling height... everything customized individually for the client.

In the end, the price is not much higher than a house from a catalogue where I can only change the floor plan.

Don’t people know that?

GÜ/GU are companies like Helma, Roth, Town & Country, Heinz von Heiden, etc. They offer a product that is sold and can be sold successfully.

And as you mentioned, the price in the end is not much higher. But it is usually higher.

What is currently standard also depends on what sells and what the competition does, as I already mentioned, but actually that is beside the point here...
