ᐅ Overwhelmed... Is my calculation or knowledge correct?

Good evening!

I come from the Tübingen district and I am 27 years old. My wife and I have now received confirmation for our desired plot, which we will buy in the next few days. Now the planning for the actual house begins.

I am a complete beginner and have browsed this forum a bit, but it’s overwhelming. All the information drives me crazy and discourages me; I don’t even know where to start!

We don’t have a huge budget and want to build with a construction company such as Heinz von Heiden, Town & Country, or Scanhaus Marlow. Some kind of builder that is not the most expensive but still delivers good quality work, preferably solid construction. There are good and bad reviews about every builder online, so I won’t even ask here for recommendations, right?

What I have found out so far are the following hidden costs: (House only, no landscaping)

On top of the “turnkey price,” I have to calculate:
1. About 25,000€ (27,500 USD) additional construction costs
2. Kitchen
3. Lighting fixtures
4. Own work, usually: flooring/wall work + materials
5. Basically add about 20,000€ (22,000 USD) for selections to the stated “turnkey price” because the standard is often too basic

I need to pay attention to the construction description included with “turnkey”:
1. Is triple glazing included?
2. What standard is installed?
3. Heat pump, etc.?
4. What extras do I want + what does all that cost?

I would like to know now:

1. What is the best way to proceed? I want to schedule appointments with the companies mentioned above. How do I best prepare for meetings with these somewhat opaque builders?

2. What other hidden costs should I watch out for that I haven’t mentioned or don’t know yet?

3. What must the house absolutely have in terms of “equipment”/standard?

An example of how I calculate:

House standard turnkey: about 170,000€ (187,000 USD)
Selections:        about 20,000€ (22,000 USD)
Additional construction costs: about 25,000€ (27,500 USD)
Flooring + wall materials: about 6,000€ (6,600 USD)
Kitchen:             about 15,000€ (16,500 USD)
Lighting:            about 3,000€ (3,300 USD)
Financial buffer:      about 5,000€ (5,500 USD)

= 244,000€ (269,000 USD)

Is this correct? Am I missing anything? Do I need to add anything else, if yes, what?

I would really appreciate your help!

A preliminary draft plan, which still needs to be adjusted.

Basically, it’s a simple bathroom where the washing machine and dryer are placed on a raised platform (for back comfort!) with drawers underneath for items like laundry detergent. There’s a small dedicated space for a sewing machine, which will be fixed in place, and of course, a sink is needed. Then, separated by a plasterboard partition, there is an area with a shower and a toilet.

The 2m (6.6 ft) line is roughly located near the washing machine/dryer from the right side; the door leads out onto the green flat roof of the garage.

We haven’t obtained the building permit / planning permission yet, so this is really just a very rough concept at this stage. Once the permit is approved, I’ll keep bothering the forum by sharing our entire design for discussion.

I will definitely look into the Homeowners’ Protection Association.

Yesterday, we actually visited the model home park in ST-Fellbach and in 6 hours only managed to see 3 out of 60 houses...

We sat down with Allkauf Haus (just the first house we looked at), the consultant seemed very nice and especially honest and transparent. What he calculated for us is above what we originally wanted to pay... attached is a photo of the quote. Is this realistically calculated? (Of course, you can't expect much for the €12,000 "garden landscaping.") He estimated higher costs everywhere compared to Heinz von Heiden!?

Then there is the issue with the construction budget again. Heinz von Heiden and a few others say €25,000, Schwörerhaus says €50,000, Allkauf Haus €37,000 – everyone says something different.

Anyway, we are even more confused now. I’ve learned that turnkey is very flexible and that it’s really a jungle, especially regarding the construction budget. Every company promotes themselves, each one puts down the others, and having the construction budgets professionally checked for 10 different builders is not feasible...

On the positive side, Hanse Haus impressed us a lot; we really like Hanse Haus. FingerHaus, Bien-Zenker, and Schwabenland were also recommended to us. We will probably rule out Heinz von Heiden since KfW 55 (a German energy efficiency standard) is not available at our price point. We like Schwabenland as well.

Are the four mentioned companies considered reputable? I have realized I can’t keep spending 6 hours on 3 houses for 3 different companies; I don’t have unlimited vacation time. I am trying to narrow things down, but it is very difficult without knowing upfront which companies are reliable and which are not. We are looking for companies in the more affordable price segment but with a decent standard that one can trust.

A basement for 12k I also find cool, without windows, without a door, without a light well. No electrical installation, etc., probably a separate trade from the smooth wall basement.
