ᐅ Offer for Ytong Prefabricated House Kit / Construction on Existing Basement

Hello everyone, I’m new here 🙂,

We are currently in the process of demolishing an old prefabricated house on a plot we purchased, down to the basement, and plan to build a new house on top of that basement.

We are very interested in a Ytong kit house, but unfortunately, we have no clear idea about the price range. Therefore, we would really appreciate it if someone knowledgeable could roughly assess it.

The construction is planned to take place in southern Baden-Württemberg.

Here is the offer we received:
House dimensions 10 x 9m (33 x 29.5 ft) + extension 5.5 x 4m (18 x 13 ft) (living area estimated at 150m² (1,615 ft²))
Gable roof 38°
Knee wall 1m (3.3 ft) with 2 dormers over 2/3 of the length
KfW 55 standard

--> Concrete slab for the conservatory extension
--> Stainless steel chimney
--> Exterior walls of the living floor + ceiling
--> Roof structure including covering, insulation, and drainage
--> Attic ladder + stairs from ground floor to upper floor
--> PVC windows + roller shutters (€34,500)

Total price €139,000 (of course, almost everything is planned as self-construction, except for complex steps such as roof structure, ceilings, concrete slab... with some assistance)

Can anyone estimate whether this is cheap or expensive?
Would it be possible to get a shell construction (structure only) without self-construction for this price?

Thanks again for the responses.

We have talked a lot with acquaintances and done a lot of research online, and we will proceed this way now.
We know that this will be a huge amount of work, and in the end, we probably won’t even know if we actually saved money. But the idea of having built it ourselves and having invested a lot of effort and energy meaningfully in our own project appeals to us more than simply having a ready-made house delivered “without worries.”

The structural engineering will be handled directly by the engineer typically used by the kit provider. My house design is based only on the old basement, so there wasn’t much room for special constructions; the ground floor is basically almost the same as before. I think with good coordination between the architect and the structural engineer, it will work out fine.

That Euromac situation sounds terrible 🙁

Who do you mean by "architect" if the drawing is by you?

Honestly, I don’t want to do it right now. We are still in the middle of the build and are waiting on services from our construction partner, so I don’t want to write anything incorrect. Several challenging things have happened to us; some of these issues are only partly the fault of our construction partner, and some were actually our own fault in hindsight, as we relied on verbal agreements and the communication within the construction partner’s team didn’t work well. Overall, we are also still emotionally quite involved in some areas.
We are doing a lot ourselves and are managing all subcontractor assignments entirely on our own, which wasn’t fully planned from the start. However, I am gathering everything carefully and will present the entire project in retrospect after completion, once I have some free time. If even just one person avoids a mistake I made because of that, then it will have been worthwhile.
