ᐅ Ideas for Modifying the Floor Plan – Narrow Plot

Hello dear forum,

we are currently planning the floor plan for our house. Our plot is relatively narrow with a width of 16m (52.5 feet), which limits our options somewhat. In principle, we really like the attached floor plan so far. Most of the garden will be on the north side, and the corner terrace will be in the northwest. A guest toilet with a shower as well as a study on the ground floor are very important to us, as is an open and bright living/dining area. In the example, the utility room is planned on the upper floor, but we would generally prefer to have it downstairs. However, the technical room would then need to be larger. We are also missing a pantry on the ground floor.

Do you have any ideas on how this could possibly be implemented? We have already considered changing the entrance area but actually like it very much as it is.

You could choose glass doors for the bathroom, utility room, and storage room, or install a glass panel above the door. The storage room could also have a window.

Apart from that, the hallway could be illuminated with an LED light strip along the ceiling to simulate natural daylight.

I wouldn't let the lack of natural light in the upstairs hallway be a reason to give up on the house plan; there are solutions for this.

Then there’s no direct connection from the kitchen to the terrace... won’t you be grilling or having coffee outside? The dining area won’t serve as a passageway, but the staircase will disrupt the flow. This will be the house’s downfall.
We have no information about the location of south-facing windows, so it cannot be evaluated.
A walk-in closet trapped between rooms will disturb the partner in bed. Having the utility room and bathroom above the living room means there will be soffits or bulkheads in the living room to accommodate the plumbing.

Hi, do you really want to have the staircase like that in the living area? It's a matter of personal taste. For me, the living/dining/kitchen area is too open, also considering the noise levels. The door to the home office in the living room... here, more information about the personal situation is missing. Having the bathroom/laundry room above the living room seems less than ideal. Why build a walk-in closet? Either because there is no wardrobe space or to avoid disturbing your partner...

Spontaneously, I would consider swapping the kitchen with the living room... but I would probably change a lot more, so a complete redesign would make more sense...

I would first take a look at an upstairs hallway without natural light in real life and see how it feels to you.
That is the most obvious and best way to determine if it works.
