Hello everyone,
after quietly reading for a while, I would like to actively join the discussion.
We want to apply for a new housing development with unfortunately only 14 building plots.
The allocation is based on a points system, where my wife earns us some points (the municipality is her former place of residence and her parents live there).
Since we don’t have children yet, there will probably be enough people ahead of us.
The development plan is from 2012. New buildings are already around the area, but I don’t know why this part is only being released now.
I have combined the new and old graphic parts and added the plot sizes. It concerns the yellow-marked areas.
I’m not sure if I’m allowed to upload the official graphic part?
You can apply for as many plots as you want, but you have to specify a priority order... and here we are unsure.
Due to the shortage of plots, we would apply for all, but the order is not clear to us.
The largest plots 6177 to 6180 have an unfortunate orientation... the garden is expected to be in the northeast.
We find plots 6196, 6189, and 6182 quite interesting.
We are undecided about 6187 because you would have many neighbors there.
What would be your favorites?
This is about the Oberfeld new development in Neuried-Altenheim.
Development Plan / Restrictions
Plot size: see plan
Slope: plots must be elevated to street level
Floor area ratio: 0.4
Floor space index: -
Building zones, building line and boundary: see plan
Edge development
Number of parking spaces: 2
Number of floors: 6.3m (21 feet) wall height (roof pitch 28-35°), ridge height 10m (33 feet)
Roof style: several options, we prefer a gable roof
Other requirements: single-family house only, garage 5.5m (18 feet) away from the street
Homeowner Requirements
Style, roof type, building type: gable roof, modern
Basement, floors: 2 full floors or high knee wall. Basement rather not (cost reasons)
Number of persons, age: currently 2 (29 years), 2 children planned
Space requirements on ground and upper floors:
Office: needed for family use or home office? Office required... preferably 2 (small for me, larger for my wife who is a teacher)
Guest bedrooms per year: negligible
Open or closed layout: open
Conservative or modern design: modern
Open kitchen, kitchen island: kitchen island
Number of dining seats: 6
Fireplace: no
Music/sound wall: no
Balcony, roof terrace: no
Garage, carport: we would like to have one garage
Special requests: I would like a photovoltaic system, my wife wants a pool, but we will have to see
I hope this is enough information 🙂 Thanks in advance

Please indicate your priority if you are applying for multiple building plots. If you want to secure a plot no matter what, even if your preferred plot has already been assigned to someone else, you should apply for all available plots and rank them in order of priority. I would attach a copy of the site plan with my application, highlight plot priority 1 with a thick marker and write "1" inside it, then mark the others with thinner markers as "2," "3," and so on; and do the same again in list or table form.

The application form has two columns: one for ticking the plots you are applying for and the other for specifying the order of priority. Take a photo of it.

Take a photo. Is a screenshot also okay? As I said, I will follow up again next week. If you are supposed to prioritize all the ones you want anyway, then the check marks are basically unnecessary.Neubauling schrieb:

If you definitely want one, I would check all of them and prioritize your favorite plot with "1" or "XXX 1 XXX" (and the others accordingly as 2, 3, ...) . With a 99 sq m (about 40 sq ft) size variation in the plot ratio, I wouldn’t take them all—unless desperation has completely destroyed any confidence in finding a better opportunity.

If I were you, I would apply for all building plots that could be suitable for you.
We are currently going through an application process as well. Allocation is also based on a points system. Both of us have lived in the municipality for many years. We are married and have two children. Still, we are anxious about securing a building plot. There are 25 out of 50 plots being sold now. The other half will be resold in 1-2 years.
The application deadline was March 31st. Supposedly, over 200 people have applied (price per square meter 320€). Most of them were families living in the municipality... I’m curious myself whether we will be successful.
I’m keeping my fingers crossed for you. Keep us updated.

Which plots are the prime spots, I believe, is obvious.
The best chances of allocation for applicants with lower scores are probably with plot 6187. Expensive, but poorly located.
Additionally, those further north, plots 6177 to 6180.
All others, without extra points for children, volunteer work, etc., are likely difficult to obtain. Sometimes you get lucky and applicants ahead of you drop out or get one of the other plots. But this is completely unpredictable, and the larger the number of applicants, the less likely this scenario becomes.
I think it helps to realistically assess your chances and consider this in your prioritization—that is, selecting one or two of the probably less popular plots and giving them higher priority.
