I wanted to ask for your opinion on whether building a house is possible within my budget.
I have been planning to build a house for some time now and have chosen my dream home, which I want to replicate exactly. I have already seen the interior of the house, and the owners have provided me with the floor plan and construction drawings.
It is a one-and-a-half-story solid single-family house (brick-clad, 108 sqm (1163 sq ft) of living space on the ground floor, upper floor is expandable, roof pitch 30 degrees, wooden beam ceiling, stove plus gas heating, rooms: hallway, utility room, living and dining room, kitchen, bedroom, bathroom, guest room, guest toilet).
As mentioned, I plan to replicate the house exactly and initially have the ground floor built as a turnkey project, with the upper floor as a future expansion reserve.
The developed plot of land, valued at €50,000, is already available.
Do you think the house can be realized within this budget?

Additional construction costs: €40,000 (approx. $43,000) – that leaves €110,000 (approx. $118,000) for the house plus foundation/slab or basement. You won’t get a brick-faced house for that.

Regardless of questions 2 and 3 (even if the answers would be in your favor), in my opinion, you won’t be able to manage with this budget! Sorry, but no way! Plan on an additional €100,000—that might make it feasible.

Furthermore, the approach of building only the ground floor initially and expanding the attic later is flawed. Where will you bathe/shower?
A comparable house of this size including brick cladding — after all around 200 sqm (2150 sq ft) of living space — would likely cost in Schleswig-Holstein around €290,000 for foundation slab and turnkey construction. Since you will need the bathroom in the attic, there isn’t really much left for later expansion, as the walls are already in place and the “expansion” would be limited to wall and floor finishes. If I misunderstood and the bathroom is on the ground floor, the potential savings amount to the value of sanitary fixtures in the attic bathroom—not much, since the rough-in plumbing has to be installed anyway.
Finally — the price the owners of your dream house quoted you likely required the amount of your entire budget despite significant sweat equity, as you said, if not more. So why do you think you can have it built turnkey for the same price?

Oh yes, of course I asked the owners about the price, but they built for a very long time and did almost everything themselves. However, I intend to have the house built turnkey by a company, so their rough cost estimate cannot be compared to my plan.
