Hello,
we are planning to purchase a shell house ready for technical installation. In this type of house, we still need to install all the floor coverings, wallpaper, paint the ceilings, fit interior window sills, and buy and install the complete sanitary fixtures and interior doors. We have prepared a cost estimate and would appreciate your feedback on whether these amounts seem reasonable or if you would adjust any of the figures.

Sanitary fixtures:
2 washbasins including fittings -> €350
Shower + fittings + enclosure -> €700
Bathtub + fittings -> €600
2 toilets including cisterns -> €650

6 interior window sills -> €240

10 interior doors -> €2,500

Floor coverings:

Floor tiles 50m² (540 sq ft) -> €2,000 (we calculated €40/m²)
Wall tiles 25m² (270 sq ft) -> €500 (we calculated €20/m²)
Laminate flooring 80m² (860 sq ft) -> €2,400 (we calculated €30/m²)

Wallpapering entire interiors -> €800

Ceiling paint -> €500

If you would estimate different prices, please let us know, as this would really help us. We tried not to underestimate and included a bit of a buffer.
Best regards

Hi,

the question is whether you want to do it yourselves or hire someone. If you handle everything on your own, I think that’s fine. That way, you have control over how much you want to spend on materials.

I can’t really judge wallpaper since I don’t know how much surface area you need to cover. But if you want, I can send you a small Excel sheet to calculate the required amount per room (or you can simply look online, there are plenty available). Don’t forget the baseboards for the laminate flooring – you can easily spend a lot of money there...

Regards,
Andreas

Hello,
so we are doing all the work ourselves. Do you think the price is roughly correct?

Flooring yes – I would rather double the budget for plumbing fixtures. But especially for plumbing, there is a wide range depending on personal taste and budget. However, I wouldn’t buy the cheapest hardware store items, as you will probably have to replace them three times within the next 10 years.
