I requested a quote for a double garage measuring 6.5 x 8.99 m (21 ft 4 in x 29 ft 6 in). It is a brick-built garage with a sectional door, a storage room in front of the parking spaces, and a gable roof on top. The storage room also has an additional entrance door.

The garage is estimated to cost around €39,000. I find that somewhat expensive.

Would the garage be significantly cheaper with a flat roof instead of the gable roof?

We are still undecided for aesthetic reasons, as the garage will stand free on the property and will not be attached to the house.

You are planning to build about 58 sqm (624 sq ft) of covered parking space. I assume there is only one sectional door (so likely outside the usual standard width); a gable roof also does not come cheap – so the price is reasonable.

A flat roof is more economical.

We are planning a similar double garage as well, but we will be building it ourselves with the help of friends who are a mason and a roofer. What price can one roughly expect for a flat roof? How high would the pure material costs WITHOUT labor (i.e., for self-construction) approximately be? I have been quoted around 4000-5000 EUR for the foundation slab including the frost protection. Hörmann sectional garage door 5000 x 2250 mm (16 ft 5 in x 7 ft 5 in) around 3,000 EUR. What additional material costs can be expected (bricks, flat roof, etc.)?

The costs you listed for the foundation and sectional door are about right; the flat roof should come to roughly 9,000 to 11,000 EUR. As for the bricks, it depends on your contacts.

I once ordered bricks for one of my clients through my contacts; his garage is trapezoidal toward the garden, so no standard size was possible. Ask your seller/site manager/supervisor if you can get the required materials through their building materials supplier; before that, you should compare prices from local vendors in your region. Don’t forget that you need structural engineering documentation for the garage and that it must be included in the building permit / planning permission.

My general contractor will handle the structural engineering and building permit/planning permission alongside the house construction.

I will inquire about the bricks separately. Do you have a rough guideline from your experience for the dimensions mentioned above, 6.5 x 9.0 meters (21.3 x 29.5 feet)? There shouldn’t be significant regional differences (Rhineland to Rhineland-Palatinate, Koblenz/Trier area). However, I will of course check again with our building material supplier afterwards. I’m just looking for a rough estimate.

Unfortunately, I no longer have that information; when I switched my system to "reliably running," some attachments were lost, so I can’t give you the brick price anymore—it probably has increased over the last two years anyway. Based on my other records, I can give you a rough estimate. Our client’s trapezoidal garage has a gross floor area of 32.04 m² (345 sq ft) and a gross volume of 96.13 m³ (3,395 cu ft). If I remember correctly, the shell construction costs were about €7,500 (approximate).
