As the title suggests, what's the situation like for you? Is there still a lot of building going on, or has it slowed down?

Are entire fields being developed, or just scattered plots?

And so on. Please share your observations and experiences. My impression is that the forum has become somewhat quieter.

Yes, that was my reality in the mid-1980s. I was a single parent, receiving no child support from the father, had a well-paid job, and paid off my house relatively quickly. Interest rates were high; I repaid at 3% plus extra principal payments. After 12 years, I bought my second property. However, I didn’t go on vacation three times a year, (expensive) mobile phones didn’t exist yet, and my car was new and paid in cash. People owned less, no LED flashy kitchen lights, no Wi-Fi or all the related technology, etc. Sure, the houses weren’t well insulated, but heating costs didn’t create a big hole in the budget—everything was moderate during Chancellor Kohl’s era.

I feel the same way. I would never put myself in a position of dependence on friends and acquaintances. If they don’t work the way I expect, I can’t complain and have to accept whatever I get. Besides, living in a small village would be a nightmare for me anyway. As a student, I experienced that close-knit village life many weekends, and no thanks—being gossiped about and watched by others is not how I imagine a pleasant life.

The whole idea of living in a village and helping or getting help is a bit complex. Personally, I wouldn’t want to live in the city again. But of course, that depends on individual preferences.

Whether you have the chance to get help from many friends who are tradespeople really depends on the situation. I assume that many people today don’t live where they grew up, which means they rarely have friends in the trades who are regularly available. And honestly: you tend to be in your own bubble. Homebuilders often have a certain income level that isn’t usually found in skilled trades. So you end up in different social circles.

Relying on others is also a matter of perspective. Yes, maybe you “have” to help friends sometimes. But that doesn’t exclude spending time with family. You take your family with you and after the work is done, you get to spend quality time together. Especially young children find construction sites incredibly fun. And it’s not as dangerous as it’s often portrayed.

You actually spend time on the building site with your family and friends. This is often overlooked. Personally, I helped regularly on two construction projects. That saved a significant amount of money. If I can save $100,000 by helping other friends, that’s a real benefit—both socially and financially.

I can also understand if others have different priorities in life, but I don’t accept the argument about how expensive everything has become.

Steimker Gärten and Hellwinkel Terrassen are only half developed. The biggest difference is that almost all of it consists of multi-family buildings with individual apartments or rental units.
There are only a few terraced houses — and they all seem to be occupied.
The last residential area with single-family homes was probably Kleekamp in Fallersleben, and there the sale of plots went very well despite the prices.

The first construction phase of Steimker Gardens is completed.
And Fallersleben was some time ago, things would be handled differently today.

The condominiums in Steimker Gardens still have old prices despite changed interest rate conditions. Many of them will remain vacant for years...
