The Greens do not want you to live in detached houses and capture CO2. Unfortunately, this is the reality. Everyone here in the house building forum should do something for climate protection and refrain from building!! It is more expensive now than ever before!

So please leave out the salary... the craftsman standing in front of you is usually a skilled worker and has absolutely no control over their employer’s pricing policy and unfortunately does not benefit from it in any way. No, the tradespeople (painters, tilers, bricklayers, etc.) usually work independently, so all the income goes directly into their own pockets.

It’s a shock! A residential development north of Stuttgart with S-Bahn (commuter train) access. For the finished single-family home area, the municipality demanded at least €650/m² (approximately $60/sq ft). Most plots sold for over €800/m² (about $74/sq ft) starting in 2021, with the local land value ranging between €950-1300/m² (roughly $88-$120/sq ft). Now, the adjacent area has been developed and announced in the municipal newsletter for a minimum of €200/m² (around $19/sq ft). The municipality requires connection to the local district heating system and a three-year completion deadline. Rumor has it that this additional area had to be developed because otherwise the municipal heating plant wouldn’t be profitable (and subsidies might be at risk). The “red” mayor will probably have to revise the budget, as there seem to be very few interested buyers. When a municipality demands too much, it tends to backfire.
