ᐅ Is the construction boom still ongoing?

As the title suggests, what's the situation like for you? Is there still a lot of building going on, or has it slowed down?

Are entire fields being developed, or just scattered plots?

And so on. Please share your observations and experiences. My impression is that the forum has become somewhat quieter.

That was not meant as a judgment on my part.
Sometimes it’s probably difficult to do things differently, for example if the parents have to leave earlier than the bus would depart for school, or something similar.

Why shouldn’t parents give their children the comfort of being at school in 10 minutes instead of one hour? I don’t think this should be judged, because it’s a personal choice to make life as comfortable as possible for your own child. Independence can still be developed plenty later on. Going to soccer practice alone is just as much an experience to grow from, instead of having to get up at 5 a.m.

Is this really just about practical matters? When I pass by the primary school around that time in the morning, there is already a lot of parental activity. Even though it is located right in the middle of a residential area (meaning the vast majority should live within walking distance) and Konstanz doesn’t have particularly bad bus connections. The Waldorf school is also quite interesting—there, several parents bike politically correctly and accompany their children all the way to school. We are talking about a secondary school here, and as a parent, I wouldn’t be biking alongside anymore.

It’s not just about driving, though. In general, I really get annoyed by all the finger-pointing among parents. Someone complains here because their kid got a fruit pouch, someone insists on only organic food, and have you seen how that child is always dressed by that parent? Instead of that, people should look at themselves and simply respect others and let them be. I just don’t get it.

I have recently noticed that there are almost twice as many property listings online compared to a few months ago. Additionally, some sellers are now offering their infill plots. For months, there were no available plots at all! Most likely, they want to sell quickly before it’s too late and they can no longer achieve the high prices.

A few properties were temporarily off the market but are now listed again, with lower asking prices. We had been watching two properties for my sister, which have recently been reduced by $50,000 and $65,000, respectively.

Whether it’s a construction boom or a buying frenzy, the times and cycles have changed. The media coverage on this topic shows only one thing – a decline in building permits/planning permissions, available plots and cancellations in development areas, rising interest rates and increasing energy plus living costs – and falling prices or near impossibility to sell existing properties. This is now stalling almost all standard projects. The big new trend as an update of headline properties on portals is "New Price"! In the previous five years, I never saw this in my filters, along with the discreet removal and a relisting after four weeks with a €50,000 (about $55,000) reduction, then another €30,000 (about $33,000) cut after another four weeks.

But if you occasionally run some numbers through a mortgage calculator and add the new electricity and gas prices, it quickly becomes clear why this is happening. With house costs plus additional construction expenses of €500,000 (about $550,000) as well as the cost of the land, you quickly need a loan of €600,000 (about $660,000), assuming equity of over €100,000 (about $110,000) is available. Last year, this was still considered very healthy – today, with a 10-year term plus 1% repayment [can you even get that anymore?], the monthly payment would still be €2,300 (about $2,530), plus the €1,000 (about $1,100) energy costs on top.
