We are planning to build a prefabricated house but are unsure about the potential costs.
Here are the main details:
- A serviced building plot is available in the 61440 area
- The granny flat (or secondary apartment) should be 30-50 sqm (323-538 sq ft), with the rest of the house starting at 80 sqm (861 sq ft). So a total of at least 110 sqm (1184 sq ft).
What is a realistic price range for a turnkey prefabricated house? We were thinking about 250,000-300,000 euros.
Additional question: There seem to be countless websites on this topic. How can you find (reputable) providers offering prefabricated houses that meet the criteria mentioned above? Is there perhaps a list or a filter system that only shows prefabricated houses with granny flats?

Costs of up to 3000 euros per square meter (approximately 280 USD per square foot) would probably not be affordable for us.
There are some general statements online, such as the average cost being around 2000 euros per square meter (approximately 185 USD per square foot), which is why we have estimated this amount (250,000 - 300,000 euros).

The price per square meter in this forum is currently fluctuating a bit. I think €2000/m² (about $220 per sq ft) is roughly the lower limit for an affordable area. For a rough estimate, you should first aim for €2500/m² (about $275 per sq ft), with higher prices applying only to premium standards. On top of the €2500/m², there are additional construction-related costs of around €50,000, plus expenses for the basement, garage, garden, kitchen, and so on.
All in all, I don’t think €300,000 will be enough.
May I ask why the main apartment is planned to be only 80m² (about 860 sq ft)? That is a very unattractive size for the average family or buyer.

Setting aside the fundamental question of which myths we need to assume for you (such as prefabricated houses being faster or having fixed prices, etc.),
you can largely forget about that. There are bungalows (also around 80 sqm (860 sq ft)) for couples without children or after children have grown up, and there are family houses of about 110 sqm (1,180 sq ft) without a granny flat – but 110 sqm (1,180 sq ft) as the combined total of two separate living units is a special request, meaning it is absolutely not a market segment with any (price) competition.
