Has anyone had any experience in this area? Advice from consultation meetings would also be helpful for us.

Specifically for a semi-detached house, I would strongly recommend using the same builder for both halves, as this minimizes complications with alignment and coordination.

That would have been my preference as well, also to save on travel and other costs. Unfortunately, the other side of the property has not been sold yet, and there is no indication of when that will happen. We will now proceed with the usual house planning and discussions. If a sale occurs in the meantime, coordination will be necessary. Otherwise, we will probably just build on our side for now.

I don’t want to go into this in detail in a thread started by someone else. But take a look around the forum. A lot has already been written about semi-detached houses, including my opinion (with reasoning) and opposing views (some also backed up with explanations) thoroughly discussed. You probably can’t miss the thread by @goalkeeper either, which tells the story of a builder whose project is now well advanced, and who was later surprised by having to include a third house as an additional unit. Planning a semi-detached house in uncertain conditions is a challenge for anyone. I recommend using the search terms “11ant Doppelhaus” and “Mitkellerer” for some early discouragement.

goalkeeper23 Jan 2020 16:15Don’t let yourself be unsettled. Build your house exactly the way you envision it. If the other semi-detached house gets built later on, they will have to adapt to your design. Ideally, build a basement. This way, no underpinning by the neighbor will be necessary later on – if you build with a slab-on-grade and the future neighbor has a basement, it will simply be much more expensive for them.
Regarding the cost of the basement: it will likely cost you at least 60,000 euros (about $65,000) – depending on how much material you need to dispose of or not. In our building area (northern Baden-Württemberg), basement builders pay between 40 and 70 euros (about $43 to $76) per ton for disposal.
