ᐅ Building a house on a narrow lot? There is already a three-family house on the property.

Hello,

I own a property, a three-family house, and I now want to build a house for myself on the quite large plot of land. The width of the plot is only 9.5 meters (31 feet), but the length is over 70 meters (230 feet). The regulation states that there must be at least 3 meters (10 feet) between the new building and the property boundary, but when I look at the existing houses, none of them comply with the 3-meter (10 feet) rule at all. Could there be special regulations?

Are you planning to demolish and rebuild or to construct an additional building behind the three-family house?

Sorry, I should have mentioned that earlier.
The three-family house is to remain, and I want to build another house at the back of the large plot (ideally a bungalow or a two-story building).
The entire street has such narrow plots with mainly single-, two-, and three-family houses.

I have read about a 3-meter (10 feet) setback from the property line and hope that this does not apply in this case.
The house is located on Ehestorfer Weg, Hamburg.

Do you perhaps have a cadastral map or something similar as a sketch, preferably anonymized, so it’s easier to visualize?

You can only be certain by checking the files at the building authority. Sometimes such issues were solved in the past with building encumbrances, meaning the acceptance of setback areas on the neighboring property.

Which documents should I specifically review at the building authority? I plan to visit there today.
I have already looked at the zoning plan in advance, but I couldn’t make much sense of it. There wasn’t much information included.
