Hello everyone,

We are currently looking into the topic of heat pumps (ground source heat pumps) for the construction of two semi-detached houses (heating/domestic hot water supply). Both semi-detached units are intended to be served by a single shared heat pump.

Technically, this should not be a problem. My question is more about how to determine and bill the energy consumption of both homeowners, since each party will demand and use the heat pump differently.

Technically, this is indeed not an issue, but a reliable calculation of the required heating capacity is essential. The question is whether it makes sense to install one heat pump for both semi-detached units—what happens if ownership changes or one semi-detached unit is sold?

The savings are likely to be minimal, since supplying two semi-detached units usually requires multiple boreholes. Depending on the soil conditions, this is already the case when installing for a single semi-detached unit; the boreholes are what make the heat pump so expensive.

Before you decide, you should thoroughly research the soil conditions, have a solid mechanical, electrical, and plumbing (MEP) plan, and be fully aware of the advantages and disadvantages of jointly operating the system.

BUT the background of my question was different: ARE there technical options that allow a CONSUMPTION-BASED allocation of heating and hot water costs at the end of the year? In other words, how can the individual consumption of the two parties be determined?
How is this done, for example, in an apartment building where heating costs are also allocated based on consumption?

As in any other property – through meters and counters/semi-detached house

If it’s that simple, why do I have a statement from a heating engineer saying that it is technically not possible?

Never lived in an apartment in a multi-family rental building before?
Everyone has these evaporators filled with, for example, blue liquid (or whatever the experts call them). You can see the individual consumption from these and calculate it based on the total heating consumption. However, this usually negates any possible savings directly through the billing.
Your heating engineer will probably say that it’s not possible to determine individual usage from the heating system itself!
