ᐅ Timber Frame House Renovation – Architect or Structural Engineer?

Hello,
we have just purchased a timber-framed house that is about 200 years old (historic monument) and would like to have it renovated.
Several things need to be done:
a new roof including conversion of the attic and adding dormer(s), doors, windows, flooring, electrical system, plumbing, heating, as well as a small extension/conservatory that visually harmonizes with the timber framing.

Should we rather look for an architect or a structural engineer?

It doesn’t really matter. The main thing is that he is experienced with this type of property.

All right.
We have already had two architects visit the house, and they provided us with cost estimates for design phases 1 and 2.
However, the quoted costs vary significantly (see attachment). How can this be?

The reason is obvious: the thoroughness of the quote preparation differs even more significantly than the prices. Well, since you haven’t known me for long, I’ll save you the trouble of looking back – but my loyal readers probably don’t need to be reminded that I would definitely prefer the thorough professional over the one who just skims through.

For 2400€, I can hardly imagine that you will get a reasonable service. At common hourly rates, that amounts to about 20 hours of work. How can proper measurements be taken within that time?

That would be more important to me at first than the price difference, especially considering everything you plan to do.
