We are about to submit the application for our house. It was designed by an architect on an existing 624 m² (6,717 sq ft) plot of land.

Attached are the site plan and floor plan of our house. We are planning without a basement, but with 2 full floors. We especially like the spacious living area with the stove as a central element both in the living room and in the kitchen/dining area. We also really like the open timber frame as an airy room divider (from the farmhouse of my wife’s late grandparents) between the kitchen and dining area. We don’t have any specific criticisms for the ground floor.

On the upper floor, we like the large children’s rooms and the location of the master bedroom on the north side. We do find it a bit unfortunate that the walk-in closet is not directly accessible from the master bathroom. However, all the designs we considered with this feature conflicted with the position of the staircase or the location of the master bedroom on the north side.

I hope you have helpful tips, ideas, or suggestions.

If I were child 1, I would prefer the office. In general, the doors are too close to the walls, meaning there is no space for wardrobes behind them.

What is the purpose of the recess in the living room?

Having bathroom drains from the master bathroom located above the living room is not ideal either.

I think the design is already quite good. I especially like the living area with the fireplace – great! I do have some criticism though:

On the ground floor, I find the entrance area not very successful. It feels cramped, and you end up walking into an awkward corner of the utility room. The coat storage can only really be placed to the left of the entrance, which makes it even tighter. While it’s just enough to pass through, everything feels a bit tiny. There’s only limited space for placing things. Also, I don’t like the door from the garage leading into the basement room. It would be better to have it open into a hallway where you can take off your shoes.

So, I removed this small utility room and widened the hallway. To compensate, I made the basement room slightly larger overall and created a new narrow utility room under the stairs. I would probably also move the stairs a bit forward on one side.
Additionally, I relocated the door from the garage and added two cabinets for miscellaneous storage.

Unfortunately, I don’t like the upper floor overall. Having the children’s rooms facing south is nice, but it somehow turned the bedroom and dressing area into a cramped space. The bathrooms are also completely off – narrow and tight, and when you enter the master bathroom, it just feels uncomfortable.

I’ve sketched an alternative. The office seemed really large to me. If that size is necessary, you could move the wall of the children’s bathroom a bit.
However, you would need to check where the chimney ends up – but that should be manageable.

Edit: Oh yes, for the kitchen door, I would go with a standard door with a glass panel. It should open into the hallway so it doesn’t get in the way. I think that’s better than having cooking smells rise directly up the stairs opposite. In principle, the smell wouldn’t be a problem for me—a proper ventilation system can handle that—but if I can achieve much better results with such a simple door, then I’ll install it.

Next to it, I’d add a glass panel in the wall to bring more light into the hallway. 🙂

That is truly a lovely keepsake, but I find the placement less than ideal. It takes up valuable circulation space and limits the possibility to extend the dining table.

I would consider placing it elsewhere... where exactly, I’m not sure. Maybe between the living and dining areas, partially filled in, or simply mounted along a wall.
On the upper floor, you could easily reduce the hallway length a bit and add that space to the dressing room/bathroom, or at least connect the two areas.

First of all, thank you very much for the feedback. Everything is very constructive, really great. I’ll try to explain a bit...

We also noticed the pipe running through the living room, but according to a plumber friend, it’s not a problem. We will check on that again just to be sure... Swapping the kids’ room and the office actually makes sense; our intention was to give the children the largest rooms.

Kaho, I really like your ideas for the ground floor regarding the hallway and basement replacement. We will probably make some changes there. The hallway turned out the way it did because we originally planned an entrance vestibule, but the vestibule wall ended up being removed without replacement. We still like the idea of an entrance vestibule in principle, and in the existing ground floor it could be relatively easily retrofitted as a glass partition. But the final decision hasn’t been made yet... I know your first floor design :-D We received the same from our architect, and we don’t like the continuous bathroom–dressing room–bedroom layout. The office is indeed somewhat large. We’re thinking about adding a room divider with a sofa bed for guests here.

ypg, regarding the circulation space, I agree with you, but I won’t be convinced otherwise. We really like the exposed timber framework here. It looks great, and from the dining table there is no direct view of the “kitchen mess” after cooking. Expanding the dining table might possibly go into the living room through the double door. Still, a good point.

I will take care of the questionnaire over the weekend.
