ᐅ General contractor needed in the Cologne/Düsseldorf area

Hello everyone!
First, let me briefly introduce ourselves: My partner and our young son currently live in Düsseldorf, and we plan to build a house between Düsseldorf and Cologne. We have already purchased a plot of land.
We also placed an order with one of the major turnkey house manufacturers. Everything seemed to fit well!
However, now the issue has arisen: Our order has not yet been confirmed because the execution according to the KfW 40 standard is reportedly not possible. Mind you, the manufacturer had already sent a confirmation to the KfW in advance to secure financing. What can I say? I am neither willing to give up on a heated basement nor to lower the KfW standard or suddenly invest more money than agreed. I just want to receive what was advised and finalized. So far, no contract has been formed by accepting the offer, which is why we are considering withdrawing from it.
Therefore, I am now looking for smaller companies in the Cologne/Düsseldorf area that feel capable of building a detached single-family house with a basement, where the basement is also part of the energy-efficient building envelope, to the KfW 40 Plus standard at a reasonable price.
Large and well-known companies can be found everywhere (but we have been quite disappointed by many here). Finding a regional and reliable partner is proving quite difficult at the moment. Could anyone possibly offer some recommendations?

Personally, I already dismiss anyone who suggests that my house should waste a lot of space on exterior walls as thick as castle walls. You may consider me old-fashioned, but I’m an analog person with zero interest in digital climate control ;-) and, moreover, quite serious when it comes to financial matters. So I have serious doubts about whether moving from KfW55 to KfW40 is really “the game changer,” to quote et Carmen ;-)
Generally speaking, I would say that KfW40, if anything, is mostly the domain of prefab builders—possibly also because customers who prefer masonry construction tend to be more down-to-earth regarding building technology and its reasonable limits.
I wouldn’t set my expectations too high when it comes to finding a general contractor for KfW40 projects (especially where prefab builders face challenges).

Hmm, I didn’t expect that... I immediately expected you wouldn’t be flooded with answers, because the real key in your question is “KfW40”. Rotary engines are only in Mazdas, and not even the 323 or 626. Your enthusiasm for KfW40 is much less widely shared among other market players—it’s virtually a niche product. Most builders don’t aim to be specifically recommended for that.
And you’re not looking for just any provider for a KfW40 house. You’re specifically searching for one who will say “yes” where another has explained why they refused. You could have also asked who between Rostock and Schwerin knows stucco workers specialized in mural painting ;-)

Let’s drop the drama. For KfW 40 standards, you need better insulation and improved glazing. Thick walls only come into play if you’re set on monolithic construction; other wall assemblies don’t have this issue.
The energy consultant calculates the required insulation thickness, and then the builder simply applies, say, 20cm (8 inches) of insulation instead of 16cm (6 inches) to the wall. Don’t make it out to be a mental challenge—anyone can handle this.
