mannymaus18 Sep 2014 22:14Hello everyone,
We are planning to build a semi-detached house next spring.
The dimensions of our semi-detached house are 8.5 m x 10 m (28 ft x 33 ft), and our part of the plot is about 400 sqm (4,300 sq ft).
There will be a garage with a covered area (carport) attached to the house on the west side, where the entrance is also located.
Ground floor: consists of an open kitchen (one row of cabinets along the carport wall and one cooking island facing the dining table) and a dining room (both on the south side, with floor-to-ceiling windows leading to the terrace). The living room is on the north side.
Upper floor: parents’ bedroom and bathroom on the north side, with two planned children’s rooms on the south side.
Basement with a light well (north side).
I would be very grateful for any suggestions 🙂
Thank you in advance! 🙄

Take a look here, there are some similarities, at least in the dimensions and on the upper floor, especially the bathroom 🙂

I find the upper floor in that other plan better designed.
Are you building with a basement?
I would position the WC window facing north (this offers more privacy, even if the window is placed higher up 😉 ).
I find the hallway too narrow, but I’m not sure it’s worth changing the WC and cloakroom to make it wider.
A quick comment/tip: those who can here (almost everyone) have added a second terrace on the north or northwest side, because in summer the sun moves further from the west towards the northwest after 7 pm, allowing you to enjoy the sun late into the evening.
You might want to keep this option open on the north side 🙂

No, I find the kitchen there very practical, right by the patio door leading to the garden.
Like ypg, I think the hallway is too narrow. I would move the restroom to the left and instead of a closed cloakroom, have a large wardrobe and a small hook rack on the left wall by the restroom.
This way, there is a bit more space around the door area.

I agree with kbt. Swap the toilet and the cloakroom. This makes the space more inviting and brighter. Additionally, I would mirror the staircase and make the wall between the front door and the stairs follow the staircase slope instead of extending it fully upwards, as otherwise it feels too oppressive. I assume you have a basement?

- Yes, we are building with a basement.
- We will actually place the bathroom window on the north side... I also think that’s better for privacy ;-).
- Is the hallway really too narrow? I thought the L-shape makes it feel more spacious...
- The kitchen and living room were originally swapped. We deliberately wanted the kitchen on the south side so the path to the terrace is short, and the TV area in the “darker” north side.
- I find the suggestion of an open cloakroom quite interesting. We thought that a closed cloakroom allows us to store shoes and jackets more untidily and, for example, to keep the vacuum cleaner there... But I will consider the open, more airy option again.
- What exactly is meant by mirroring the staircase? Going up on the right side with only a stair railing and no wall?
Thank you 🙂
