Hello everyone,

We have been planning to build a single-family house for a long time and have now finalized the attached floor plan.

What do you think about it?

Our priorities were:
- 2 full stories
- Access from the garage to the main house
- Combined dining and kitchen area
- Living area can be separated by a sliding door

We would appreciate any suggestions for improvements or practical advice!

Yes, the plot is already available. Since it is somewhat secluded, there is no zoning plan / building permit requirement.
This means we have the freedom to be creative from this aspect.

Hello,
I can only agree with the previous speakers. The money spent on an architect is well invested. Standard catalog designs can never meet all your wishes, especially not if you are not a professional with your own drafts.

When you own your own plot of land, fortunately you have all options available.
Therefore, write down your own requirements, find architects whose references match, evaluate collaboration, sign a step-by-step contract, and keep us updated.
Also read all design discussions to be able to assess the designs.

If there is no local development plan, it does not mean you can build however you want! In that case, §34A of the Building Code applies. This means you are allowed to build in a way that matches your neighbors. If there are single-story plus attic houses, you probably cannot build two full floors. If only pitched roofs are common in the area, a modern flat-roofed villa is likely to be rejected — ultimately, it depends on the decision of the planning committee.

If your plot is secluded and located outside the built-up area (known as the outer area), it could be problematic anyway. Have you spoken to the responsible authority about what they might consider acceptable?
