Actually, the most important appointment is the foundation slab. If that’s done wrong and the shell structure is built on top, there’s nothing you can do afterward and you’re stuck with the problem.

I hired a retired building surveyor from the neighborhood. He inspected the construction during the shell phase after the roof covering was installed. He then gave us a few written recommendations and discussed several issues with us directly at the house. It went very well.
We also had a good site manager with whom we could discuss many things. I have heard of different experiences.

He inspected the foundation slab while we were on vacation.

So for us, this was the first appointment with him, although it was his second visit to our construction site 🙂

We found an expert who oversees the construction of our semi-detached house for about €3500, without being tied to a fixed number of inspections. Instead, he visits occasionally alongside key milestones like the foundation slab, windows, screed, etc. What is extremely important for us is that he handles direct communication with the craftsmen and the construction company.
We more or less convinced our semi-detached neighbors to join in, which is why the total price seems quite reasonable. So far, they have been very grateful to us for that.
I have already been on site with the expert once or twice, and at times I felt a bit embarrassed by how he addressed the craftsmen and requested prompt corrections. Since we are completely untrained in this area, we would never have noticed these issues ourselves.
For us, the building expert has definitely been the best investment in this construction project so far.

In that case, I would first have a private word with the expert. A good site supervisor speaks politely to the workers and earns their respect by demonstrating how the work should be done correctly.

It wasn’t about him being unfriendly, but rather firm. I felt "embarrassed" because I just stood next to him like a child without saying anything. However, the comments all seemed valid, as the contractors carrying out the work grudgingly admitted that some corrections were necessary here and there.

I will not be so bold as to reprimand him on how I think he should do his job.
