ᐅ Excavation work, auxiliary structures (terrace and driveway)?

The earthworks on our plot are coming up. The developer plans excavation to a depth of about 1.50 m (5 feet) for the house (peat layer).

How is it handled for the ancillary areas like the driveway and terrace?

In our case, that would be about 200 square meters (2,150 square feet). Do we also need to have these excavated to the same depth?

The developer gave us a quote of around €10,000 for the ancillary areas.
Topsoil replacement: 286 cubic meters (10,100 cubic feet)
Backfilling with sand (1.70 m / 5.6 feet): 324 cubic meters (11,400 cubic feet)

The problem with peat is that—unless the foundation is very carefully designed—settlement cracks will occur over many years. This soil condition is, for example, one reason why building with a basement can be more cost-effective. However, depending on the depth of the existing peat, a deep foundation with piles might be necessary, which can become very expensive. Costs are typically in the range of 25,000 to 40,000 euros.

In your case, soil replacement is apparently sufficient because the peat is likely not found in deeper layers, and the underlying soil can be considered load-bearing. Peat also has the inconvenient property that vehicles can get stuck in it, and any additional structures—like a garage?—should remain in place and therefore need to be securely founded.

I therefore do not see how you can avoid additional foundation costs for the access way and outbuilding. However, you can request a second excavation contractor to submit a quote; perhaps you might save a few euros. Completely avoiding soil replacement won’t be possible, even for the access way or outbuilding.
