We are currently having a semi-detached house built through a general contractor who will deliver the house to us fully finished and ready to move in.
The builder is now offering a customization option to add an additional wall in the bedroom and install another door. This would create two separate rooms instead of one. The work would involve installing a single-layer drywall partition, including materials, and fitting a door into another drywall partition. The price quoted for this work is €5,100.
My question:
Is this a fair price, or would it be better to have this work done later by an independent contractor or specialist company?
Please also consider issues such as liability after completion, sourcing materials, and so on.
Here are some more detailed specifications:
The wall will be approximately 2.743 meters x 4.225 meters (9 feet x 14 feet). The door consists of a wooden frame and a hollow core flush door in smooth white with square edges, with a height of 2.13 meters (7 feet).

Incredible. No wonder why building is so expensive. We just finished converting an entire attic using drywall panels ourselves. Installing a simple drywall partition with fitting the door should be a three-quarter day job for professionals, if that.
To give an idea of the material costs: when we started, we ordered a flat lot of 100 square meters of drywall, 100 square meters of 15mm (5/8 inch) OSB, and about 150 meters (490 feet) of drywall profiles. Additionally, around 40 kilograms (88 pounds) of joint compound and 5,000 drywall screws. We paid €1,680 for all of this.
Of course, the door is extra, but maybe this helps to put the material costs from a general contractor into perspective. At that price, I would handle it myself.

Which rooms does the wall separate?I cannot say for sure about the exact sequence yet, but I assume the drywall partition will be installed on top of the screed. The wall would divide the bedroom into two rooms.

hampshire1 Dec 2020 19:48The question is whether you then need to install drywall and flooring, and if the flooring cost will be deducted for you. If not, you will need to include the flooring cost yourself.
