I am planning my large garage (6x9 m (20x30 ft)) with a sectional door. The garage will have an exterior plaster finish. I have received a quote from Zapf for a precast concrete garage for just under 33,000 EUR and for a steel panel garage (plastered on the outside, steel sheet inside) for 17,000 EUR, each including installation. Visually, there is no difference from the outside, and the technical features are also identical (Hörmann door and drive, additional rear door), except that the Zapf garage comes with a foundation, while I would have to prepare the foundation myself for the other option.
From your experience, is there any reason to avoid a steel panel construction garage?

For me:
- with a roof terrace -> only works with concrete
- I have a concrete garage from IBK. My neighbor has one from Zapf.
Zapf is much more expensive, with some advantages (e.g., recessed electrical wiring, thicker floor, ...)
Both my garage and my neighbor’s garage have issues (cracks, cosmetic defects...)
Overall, I am satisfied with IBK’s price/performance ratio.
Other neighbors have, for example, garages from Ott. They are also okay. I personally find the inside sales team friendly, but unfortunately not the field service.

And should the wall surface be smooth, or is the plaster or sand finish intended to be applied directly onto the corrugated steel? (As far as I know, there are no double-walled steel garages; having cavities inside would likely cause problems).
