stefan82Hello everyone,
I have previously asked several questions about our "chosen," but not yet finally purchased, plot of land.
Now we are moving on to the specific planning of what kind of house can be built there. We originally wanted to build a classic single-family house with an attic, but the maximum building height is reportedly an issue according to the construction company.
8 m (26 feet) is already not very much, and in addition, the maximum height must effectively be reduced to about 7.40 m (24 feet), since the reference point for measuring the building height is the public road, and the access to the actual house plot runs over a narrow strip of land (about 30 m (98 feet) long). Due to the slope that must be taken into account, the maximum building height is reduced accordingly.
The construction company could realize the project, but then there would be no attic anymore. Furthermore, the house would no longer match our idea of a classic single-family home.
What do you think, is this correct? Do you have any ideas on how to solve this problem?
The development plan is attached. The plot is marked in yellow.

8 m (26 feet) is already not much, and on top of that,... you also forgot the roof pitch starting at 35°. Some calculations are needed, but we've had more challenging cases here before – at least the area is perfectly flat.https://www.instagram.com/11antgmxde/

We originally wanted to build a traditional single-family house with an attic. What do you mean by that?

because the reference point for measuring the building height is the public street. Which one? Your property borders two streets. According to the zoning plan text, the bike and pedestrian path is your reference street, which means your reference height would be 11.73.

due to the planned slope. Why does the driveway have to have a consistent slope? And then against the natural slope. Since the sidewalk slopes downward, your plot appears to be below the level of the access road. Is there a site elevation plan available?

no attic No attic you can stand in. What do you want to use it for?

Do you have ideas on how to solve this problem? Don’t buy that problematic plot. Have a look, @Rendsburger got a better one.
