Hello everyone,

We currently have an option to purchase a plot of land where only a semi-detached house is allowed to be built. The purchase is from a private owner. The issue is that the neighbor is unlikely to sell in the medium term, and according to the authorities, they haven’t even had their plot surveyed yet.

What problems could arise for us if we build now and the semi-detached house stands alone for some time, possibly even years? What should we consider during construction to avoid these issues? Could this lead to significant additional costs?

In the strict sense, no major problems will arise for you; you just have to build the semi-detached house as if it were a detached house. This means you cannot use the maximum allowed building width; instead, you need to set back a few centimeters (cm) for the air gap, insulation, and external render from the property boundary.

We also make it a practice that if we already have to set back, we add an additional 3cm (1.2 inches) of setback. This has the advantage that there is no need for reconstruction (insulation/render) later on if the second owner for the semi-detached house is found. Additionally, the resulting air gap – since the other semi-detached house owner will also need to leave some space – is beneficial for sound insulation in semi-detached houses.
