Hello everyone,

We currently have an option to purchase a plot of land where only a semi-detached house is allowed to be built. The purchase is from a private owner. The issue is that the neighbor is unlikely to sell in the medium term, and according to the authorities, they haven’t even had their plot surveyed yet.

What problems could arise for us if we build now and the semi-detached house stands alone for some time, possibly even years? What should we consider during construction to avoid these issues? Could this lead to significant additional costs?

Amateur opinion, and hopefully not too naive

I would look for a partner for a semi-detached house through advertisements, so that you can agree and plan together, to avoid having a free-standing wall.

On our property, there has also been a semi-detached house without a partner unit for years. There are no signs that the owner intends to build. Our neighbors had the wall plastered, but I cannot say whether they also did anything about insulation... However, I can imagine that this could be a problem if the adjoining side is missing.

You have to insulate if the neighbor hasn’t built yet! Energy-saving regulations require it.
It doesn’t look good visually, but otherwise it’s not a problem. When the neighbor starts construction, the exterior areas are usually damaged.

So, my prefabricated house provider builds every semi-detached house as if it were a detached one... you just have to pay extra for the exterior plaster. They do this even if it’s clear that someone is going to build next door. In my opinion, this also makes sense for soundproofing purposes.
However, this also means that a semi-detached house costs the same as a detached one.

Other providers might operate similarly. I would do it this way at least if no extension is planned within a year.

Another consideration is how the neighbor uses their property. Do they maintain it? Nothing is worse than a neglected plot right next door. I’d think about that carefully, otherwise you’ve already lost the battle against weeds.

I completely agree with ypg^^
