Hello,
my girlfriend and I are planning to build a single-family house.

I am still not sure if I should proceed with it as planned.

Thank you in advance.

My wife would freak out if the house wasn't even big enough to fit a bathtub ;-)

But it looks quite reasonable.

Hello,

Here are a few observations regarding the floor plan:
- I consider a space-saving staircase to be suboptimal for a house of this size. I wouldn’t choose that voluntarily.
- Bathtub (as already discussed)
- Shower: How is this planned? Sloped half-walls? This takes up a lot of space.
- The master bedroom plus walk-in closet is relatively large compared to the children’s rooms.
- The route from the garage to the kitchen is relatively long.
- I would check if it makes sense to swap the living room and kitchen. Having the kitchen facing south and the living room facing north doesn’t seem ideal.

Best regards

I would be upset to see that there is only one closet in the walk-in wardrobe. Sure, you could use the sloped ceiling area for a hanging rod, but that would be roughly 2 meters (6.5 feet) wide, so dressers would likely be difficult to fit.
That definitely seems worth reconsidering to me!

Also, the missing bathtub! 🙂

A sofa placed under or in front of the windows isn’t ideal either...
Personally, I would plan the south side for windows in the dining/living room, so rearrange the rooms accordingly (as Trudchen nicely puts it: "A toilet on the south side? Do they want to get roasted?") That would suit your storage area well—then you wouldn’t even need a stove anymore 😀

Rarely take baths; mostly showers instead...

The pantry is too narrow and impractical. You can’t fit a proper shelf inside and still have room to move around.
