We would like to ask for your opinion, as we are unsure whether we might be mistaken.

Regarding the bathroom, we would, on the one hand, upgrade the washbasin. The double vanity unit, which we really like, would, however, be charged by our preferred house provider at almost 1,100 euros extra. This is in addition to the standard price, which already includes a washbasin from Villeroy & Boch.

Now, I found exactly the same vanity unit online for 450-650 euros. That’s still more than 600 euros less... I don’t yet understand why it is about 200 euros cheaper in one online store compared to another, but anyway. These online prices, of course, do not include installation.

But is the installation of a washbasin really so difficult and time-consuming that it justifies a difference of about 500 euros compared to the price for a private customer purchase?

Another example: a rain shower, meaning a fixed overhead shower head. This would also cost us nearly 1,000 euros extra on top of the standard price. Online, I find prices around 200-300 euros... so about 750 euros less, also excluding installation. But is such a shower system really that complicated to install?!

Even though the last post was a few weeks ago, I would like to briefly comment on the price difference.

In our case, it concerns a main bathroom as well as a guest bathroom in a newly built apartment. The standard is a joke, and the surcharges for our desired products from the new build plumber are astronomical... he wants €17,000 (the installation, etc., is already included in the purchase price of the apartment – the extra effort for the larger washbasin, for example, will certainly not cost thousands of euros). Another plumber offers the same for €12,000, including installation. If I buy the items myself (even the accessories), I end up at €9,000... for €3,000, I can find enough tradespeople to install some bathroom furniture.

And now I wonder
a) a €5,000 surcharge for the plumber appointed by the project company... for what exactly?
b) what warranty benefits do I really have in case something goes wrong? Will the plumber take responsibility? Probably not! I claim that in case of issues, the blame game will start!

If I commission the new build plumber, I could push any problems onto the project company... but they will shift the blame to the plumber, who in turn will blame material defects or other issues.

So why not buy everything myself and hire someone? We are talking about a minimum saving of €5,000!

I will give the plumber appointed by the project company a chance and politely but firmly ask him to reconsider his offer... if that doesn’t work, he’s out – which probably won’t bother him anyway, since the project company is currently building a total of 160 apartments in the district and he has been commissioned for all the installations.

You always have to keep in mind that with 160 apartments, you have zero room for negotiation... Whether you feel more comfortable with an external plumbing contractor over the next 5 years is up to you to decide.

We already know which bathroom fixtures we want – whether the site plumber installs them or a plumber we hire ourselves doesn’t matter to us. The requested products should be installed and commissioned, and ideally, I won’t have to deal with the plumber again for many years.

Spoke with the plumber yesterday – "I don’t make any profit from this and only add 30% because of the warranty"...

Impressive... "only 30%"... my definition of "making no profit" differs quite significantly from that of the plumbing company.
