Fapone88Hello,
At the beginning of next year, I will start building my house.
It will be constructed on a rear property.
On the front, servient property, there is a 3m (10 feet) right of way on the left boundary.
For construction purposes, 3.5 to 4m (11.5 to 13 feet) may also be used if necessary.
The problem:
6m (20 feet) from the boundary stands the neighbor’s house (built around 1930-1940). This is therefore 3m (10 feet) beside the right of way.
The house has a basement. The basement walls are 40cm (16 inches) thick and about 2m (6.5 feet) high. However, the basement is only half to a maximum of two-thirds below ground level.
Are there any potential issues with the basement if, during the construction phase, a 40-ton truck drives along the right of way using up to 3.5m (11.5 feet) of it (that is 2.5m (8 feet) away from the house)?

Without inspecting the ground on site, it is not possible to say anything with certainty over the internet.
Regardless of all decisions and precautionary measures, I can only recommend that you take a thorough photo documentation of the condition beforehand, so that old cracks in the basement or other issues cannot be blamed on you. Take many photos of the driveway, the landscaping, the house facade, and the interior of the basement.

I will take the photo documentation, thank you.
I have a soil report from the rear property (about 20m (65 feet) away) where the construction is taking place.
According to it, there is a 20–30cm (8–12 inches) topsoil classified as class 1.
Below that is class 3, divided into
fine sand up to 1.4m (4.6 feet),
medium sand up to 3.2m (10.5 feet),
and coarse sand up to 5m (16.4 feet), with gravel at the 5m (16.4 feet) level.
