ᐅ Looking for a construction company in the East Holstein / Heiligenhafen area

Hello everyone,
we plan to build a single-family house in Heiligenhafen within the next 2-3 years.
We already have a clearer idea of what the house should look like.
  • Bungalow with about 120 m² (1,292 ft²) of built-up area
  • Solid construction, not following KfW standard
  • Gable roof with approximately 35° pitch
  • Attic space to be developed, partly open (open space above the living area)
  • Larger garage (about 4.00 m x 4.00 m (13 ft x 13 ft))
  • “Normal” standard, no fancy or high-end features...

The plot is already owned and may be developed according to our plans in compliance with the local development plan (building permit / planning permission).
Our challenge is that we currently still live in North Rhine-Westphalia (NRW) and can only visit the site occasionally; this should become our residence for retirement.
The known house providers do not have anything appealing in their offerings, so an individual design is necessary.
Now some questions:
  • How would you proceed: look for an architect or a general contractor?
  • Are there well-known construction companies or recommendations for the Heiligenhafen area?
  • I have heard of the company Specht from Fehmarn; does anyone have experience with them?
  • What costs should we expect (construction costs plus additional expenses)?

Bungalow 120 solid construction without KfW funding and without any extras, 35° roof pitch, then take a look at the thread history from Karsten (@Nordlys), Schleswig-Holstein fits as well. Garage 4 x 4 m (13 x 13 ft), is that meant for a Smart car and bicycles?

Heiligenhafen… go to Martin Specht in Bisdorf Fehmarn and plan your house with him. Our house was also built by him. Very reliable, honest, and affordable. We spent 280,000 with everything included, land and landscaping. Just finished. Walkable basement with staircase, FHZ (central heating system), gas, no KfW (German development bank) subsidies, six by three meters (approx. 20 by 10 feet) Rekers garage, 35° (degrees) roof with red tiles, solar panels and Velux windows, studio beams.

Specht does not handle all trades himself; for plumbing, he recommends Wilcken, whom he prefers anyway; for electrical work, Schütsch, not the other one with D; garden work by Knorr; painter you can choose freely, his regular painter is too expensive; tile work stays with Specht, his tilers are excellent. In the end, remember you are in ysH, in a rural area, no contract, handshake, look each other in the eyes—that’s enough. No worries, it works.

I made a mistake, the garage should be 4 x 9 m (13 x 30 ft), or even wider if space allows.

Haha, I already “feared” you might want to use the garage just like Karsten—for the workbench, the Pirelli calendar, and the drink crates.

Unfortunately, I can't contribute anything factual, but I just wanted to congratulate you on the great area. We recently spent three weeks in Großenbrode (Nordstrand). A wonderful place.
