ᐅ Looking for a construction company in the East Holstein / Heiligenhafen area

Hello everyone,
we plan to build a single-family house in Heiligenhafen within the next 2-3 years.
We already have a clearer idea of what the house should look like.
  • Bungalow with about 120 m² (1,292 ft²) of built-up area
  • Solid construction, not following KfW standard
  • Gable roof with approximately 35° pitch
  • Attic space to be developed, partly open (open space above the living area)
  • Larger garage (about 4.00 m x 4.00 m (13 ft x 13 ft))
  • “Normal” standard, no fancy or high-end features...

The plot is already owned and may be developed according to our plans in compliance with the local development plan (building permit / planning permission).
Our challenge is that we currently still live in North Rhine-Westphalia (NRW) and can only visit the site occasionally; this should become our residence for retirement.
The known house providers do not have anything appealing in their offerings, so an individual design is necessary.
Now some questions:
  • How would you proceed: look for an architect or a general contractor?
  • Are there well-known construction companies or recommendations for the Heiligenhafen area?
  • I have heard of the company Specht from Fehmarn; does anyone have experience with them?
  • What costs should we expect (construction costs plus additional expenses)?

Hello everyone,

The decision is - 95% - made.
We will most likely build with company S. from Fehmarn.
Their offer fits well, and the price is reasonable compared to others.
Overall, it’s more than we originally expected, but there always seem to be additional costs...

There are still quite a few questions left, which will hopefully be clarified.
Unfortunately, it’s currently difficult to make personal contact since we are not allowed to travel to Schleswig-Holstein or stay overnight there.
Only phone and email communication is quite suboptimal...

I will keep you updated.
There will definitely be more questions coming.

If it’s for business, you can stay here overnight. However, there is very little available on Fehmarn.

And when we cross the bridge privately next year with our caravan, I’ll check out your house, come through the utility room, grab a soft drink, and have a look at the corner window 😀

thanks for the information.
We still have to go to the notary in Heiligenhafen; I called him and he basically said, "A notary appointment alone is not sufficient for an overnight stay."

The fact that almost nothing is open is probably the main problem.
But we will manage everything.

The soda is kept in the utility room on top of the washing machine, always a six-pack of Flens Citro, grab two when you come in. Or we sit in the garden on the porch and look at the hornbeam hedge, which has already grown quite tall. I've been living in the house for about three years now, so a lot has grown and it's no longer bare.
I'll also take you on a tour of the rooms, but no complaining—the walls are up, nothing can be moved anymore.
