ᐅ Building a House in Dortmund – What Costs Should I Expect in the End?

Hello everyone,

I’ll keep it brief. I want to build or have built somewhere in Dortmund with the following conditions:
  • Building plot costs about €130,000 (developed)
  • Monthly income €3,400
  • Equity €100,000

I’m not sure what to expect in terms of costs for a semi-detached house or a detached single-family home, or what I can realistically afford. Am I completely wrong to assume that a semi-detached house with this plot will end up costing around €350,000, and a detached house about €400,000? Maybe I can’t afford either and should consider buying an apartment instead 🙂

What’s going on @Bauexperte, we have exactly that... about 125 m² (1350 sq ft) plus a 7 m² (75 sq ft) utility room on the ground floor, including two 12 m² (130 sq ft) children’s rooms and a 6 m² (65 sq ft) bathroom, plus a 40 m² (430 sq ft) roof terrace on the upper floor. So it’s not possible, there’s nothing like that. Technically, we live in a single-story building with an attic.

From what I remember, your house has a setback in the front. That already reduces a significant part of the ground floor area; if it were flush at the front—which doesn’t work for you given the conditions—your nice Bauhaus would have more than 125 sqm (1,345 sq ft).

I assume the original poster means a straightforward architectural style; don’t you think so? Unfortunately, they haven’t responded yet.

Well, it’s clear that it shouldn’t turn out like ours, but it still sounds like the same architectural style, like Bauhaus or similar, cubic, etc.

If you plan a ground floor of, let’s say, 10x10 meters (33x33 feet), you end up with about 80 square meters (860 square feet) of living space. On top of that, with the upper floor set back 1 meter (3 feet) on the left, right, and front sides compared to the penthouse level, and 3 meters (10 feet) set back at the back as a nice terrace, you get around 40 square meters (430 square feet) of living space on the upper floor. That quickly adds up to the desired 125 square meters (1,345 square feet). So there isn’t actually much difference compared to ours.

No, his question was phrased so generally that one has to assume the standard. You presented him with the recessed top floor and the 125 sqm (1,345 sq ft).
